Summer is here, well just shy of the official start of Summer. The days of Summer allow for so many activities! Sail boat races start this weekend, catch them on the lake! The Lake Arrowhead Yacht Club officially opens for members. The Lake Arrowhead Country Club has their annual "Welcome Back" party this weekend. The golf course is looking gorgeous! The lake is stocked with fish and ready for some fishing too.

This weekend is a busy one in Lake Arrowhead. The 30th Annual Wooden Boat show starts bright and early at 9AM on Saturday and Sunday.
Concerts in the Village on the 7th, 8th and 9th ~ and the weather this weekend will be in the 80's !!!

There are currently 249 homes on the market and prices ranging from $195,500 to 5,250,000. We currently have 30 homes that have gone pending in the last 30 days. There are great deals out there, but they are going quick!
There are currently 33 lake front homes on the market in Lake Arrowhead, prices ranging from $825,000 to 14,800,000.
Arrowhead Villas currently have 17 homes on the market prices ranging from $58,400~339,000
Crestline currently has 63 homes on the market for sale, that's another month of decrease in inventory in the Crestline area. Prices ranging from $65,000- 799,000.

|6 Tax Facts Home Sellers Should Know!|
- If you've owned and lived in your home for two of the five years prior to selling it, you can generally exclude up to $250,000 of the gain from your income ($500,000 on a joint return in most cases).
- You are not eligible for this exclusion if you sold another principle residence within the past two years and excluded the allowable gain from your income.
- If you can exclude ALL of the gain from the sale of your primary residence, you don't need to report the sale on your tax return.
- If you have a gain on your principal residence that exceeds the allowable deduction, it is taxable.
- You can't deduct a loss from the sale of your primary residence.
- Special rules may apply when you sell a home for which you've received the first-time home buyer credit. ( See IRS publication 523, "Selling Your Home," for details.)
