THE ATR JOURNAL

A LOOK AT HOMES, COMMUNITY & LIFE AROUND THE AVALON AND ATLANTIC TEAM REALTY

A NOTE FROM OUR TEAM

Summer has been full of the moments we love most — time spent with our industry community, keys changing hands, new homes taking shape and plenty of reasons to get out and enjoy Newfoundland.

In Issue No. 2, we’re sharing a few recent highlights, a local stop worth adding to your next road trip, what we’re seeing in the market and a practical countdown to help make the back-to-school transition a little easier.

SUMMER ON THE GREEN

Two golf events, plenty of familiar faces and the kind of conversations that remind us why relationships matter so much in this business.

The CHBA-NL Annual Golf Classic brought builders, suppliers and industry partners together at Terra Nova Resort & Golf Community. The CMBA golf event was another chance to catch up with mortgage professionals and enjoy a little friendly competition.

BUILDING GALWAY WITH NEW VICTORIAN HOMES

TWO GRIFFITHS HOMES REMAINING!
Now is the time to lock in your Griffiths Home, choose your finishes and move in before the snow begins to fall.

There is so much progress happening in Galway right now. Homes are taking shape, available options are becoming more limited and buyers are recognizing the value of a community designed around everyday convenience.

With trails, green space, shopping, services and Glendenning Golf Club nearby, Galway offers the kind of live-work-play setting that is still unique in our market.

Whether you’re building your first home or your forever home, our team is here to guide you every step of the way.

A HOME WE COULDN'T HELP BUT SHOWCASE

Beautiful craftsmanship by New Victorian Homes and stunning design choices by the owners of this new home on Dragonfly Place!

HOMES WE’RE CELEBRATING

Three new homeowners!

We’re celebrating two successful closings on Donegal Run, along with another exciting milestone at 36 Dragonfly.

Congratulations to everyone involved!

LOCAL SPOTLIGHT

Bakery ’56

Perched atop Bare Mountain in Clarenville, Bakery ’56 combines handcrafted French pastries, artisanal bread and specialty coffee with panoramic views. It turns “we should stop for coffee” into the best part of the drive.

SOMEWHERE WE WANT TO VISIT

Driftwood Sauna — a floating wood-fired sauna on the waters of Bonne Bay, surrounded by the landscape of Gros Morne.

Guests travel by boat to the floating platform, warm up in the sauna and cool down with a plunge in the bay.

Bonne Bay · 90-minute experience · Boat transport included.

BEHIND ATLANTIC: THE DOG DAYS OF SUMMER

Our four-legged team members have taken their summer responsibilities very seriously: supervising patio time, inspecting every sunny patch and maintaining a strict schedule of snack breaks. They remain unavailable for showings, but morale is excellent.

An Evening of Appreciation

One of the best parts of real estate is the relationships we build along the way. Thank you to Pineapple Mortgages for including us in your Client Appreciation Night at Loose Tie. It was a great evening filled with meaningful conversations, familiar faces, and a reminder that real estate is truly a team effort.

We always appreciate the opportunity to celebrate our clients, colleagues, and the incredible local businesses that make our community so special.

COMMUNITY EVENTS NOT TO MISS

George Street Festival · July 30 – August 5
Music @ Concert Series · August 7 – August 28
St. John’s Farmers’ Market · Every Saturday, 9am–4pm

Event details can change — check with organizers before heading out.

MINI MARKET UPDATE

$443.5K St. John’s Benchmark Price

1,017 New NL Listings (down 8% year over year)

Average NL Sale Price: $375,334
Benchmark Change: +11% year over year

Demand remains steady. Preparation still matters.

The market continues to reward homes that are priced and presented well.

Sellers still have an advantage in many segments, while buyers are best served by having financing, priorities and offer strategy organized before the right home appears.

Wondering what this means for your next move?

BACK-TO-SCHOOL TIPS & TRICKS
PS: SCHOOL IS BACK SEPTEMBER 9TH!

  • Start now: Declutter bedrooms, entryways and lunch cupboards, check what still fits before buying anything new, and get appointments and fall activities booked.

  • Mid-August: Buy supplies in stages instead of one giant trip, create a shared family calendar and begin shifting sleep and morning routines.

  • Late August: Set up a bag, shoe and paper drop zone, plan simple breakfasts and freezer-friendly meals, and confirm transportation and child-care logistics.

  • School week: Pack bags and lunches the night before, keep the first few evenings intentionally light and give everyone — including the adults — time to adjust.

  • Hoping to move first? With financing, conditions and closing timelines to consider, now is the point to put a real plan in motion for a smoother early-fall move.
