Can't believe it's almost Spring! Just 20 more days.

Spring has typically been the most common time when homeowners put their homes on the market to sell, followed by Labor Day through the end of October. Though the pandemic has changed the selling seasons, we are finding that we are getting more calls for stagings recently than in the past 4 to 5 months.

As you will read below, the inventory of homes in Manhattan has increased year over year by 36%. If you are a home owner selling your home or a real estate agent selling a listing, you need to do something to make it stand out from all of the other listings in your market. Now is the time to stage more than ever.

For example, we recently staged an apartment with nice features that were obscured by the decor which detracted from these features and the desired sale price. The owners removed all of their furniture, and after staging, they had accepted an offer in just one week! See the photos below.

After the real estate agent convinced the homeowners to remove their existing furniture, we were brought in to stage this $1.495M 3 bedroom/2 bath apartment at 140 West 71st Street on the Upper West Side.

The existing furniture was a mixture of styles whose quality wasn't targeting the buyer this apartment would attract. So we brought in furniture, decorative accessories and artwork to take the apartment up a notch or two. And it worked! Though it's not yet under contract, the sellers accepted an offer in just one week!

There are three bedrooms; two in the western wing of the apartment, and a standalone primary bedroom in the southern wing with en-suite bathroom. This home provides a very flexible layout; either three full bedrooms, or those now working from home who need two bedrooms and a separate home office with its own possible private entrance. The apartment has lots of natural light and closets, including a possible laundry room.
