Though it was an attractive apartment in a very desirable location on the Upper East Side, with ample space and a terrace, it was slightly dated and worst of all, empty. Doreen Courtright of Douglas Elliman convinced the homeowner that she couldn't put it on the market empty and that her investment in staging would help it sell quickly and for its best possible price.
The investment in staging was only 1.2% of the list price. The same apartment on a higher floor at the same price has been on the market, empty and unfurnished, for almost a year with two price reductions and monthly maintenance incurred to date of three times what the owner of the staged apartment invested in staging! Information from the agent and our own observations of residents in the building led us to believe that the target buyer we should stage for would be a couple, probably older, looking for an apartment with a secondary bedroom to be used as an office, and with living spaces larges enough to entertain family and friends.
So we updated the dining room light fixture and brought in sophisticated, transitional-looking furniture and decorative accessories, and it worked! The seller received three offers only three weeks after listing it, and the apartment is now in contract!
