As we approach the end of another year, we want to take a moment to express our sincere appreciation for your partnership and support in helping us create stronger, more vibrant and inclusive communities throughout California. Thanks to your partnership, 2024 has been full of meaningful progress in providing affordable housing to those who need it most.
This year, we’ve seen the difference we can make when we come together with a shared purpose. It’s thanks to your dedication and hard work that we continue to build a brighter future for so many families, individuals, seniors and veterans.
In 2024, Affirmed Housing completed five affordable communities, with nearly 500 new homes across California. The team also converted seven other developments from construction to permanent financing, setting a new annual record!
Wishing you and your loved ones a joyful holiday season and we look forward to continuing this important work together in the year ahead!

Grand Opening of Estrella | |
On November 20th, we celebrated the grand opening of Estrella in San Marcos alongside San Marcos Mayor Rebecca Jones and San Marcos Councilmember Ed Musgrove! Estella provides 96 new affordable apartment homes for low-income individuals and families, with two apartments reserved for on-site management. Estrella's amenities include a community building with a kitchen, computer room and barbeque area, four tot lots, a teen recreation area and complimentary, on-site services provided by Compass for Affordable Housing.

Affordable Housing Finance's (AHF) 2024 Young Leaders
Each year Affordable Housing Finance celebrates young men and women creating impact in the affordable housing industry across the country. This year, Affirmed Housing President Jimmy Silverwood was selected as one of eight "Young Leaders" in the industry and was honored at the AHF Live conference in Chicago.

San Diego Business Journal's Business Women of the Year Awards 2024
Affirmed Housing CFO Nicki Cometa was named a “2024 Business Woman of the Year” finalist by the San Diego Business Journal. The annual award program honors influential women across a range of industries who have made meaningful impact to enhance the region and make it a better place to live. An award ceremony was recently held to celebrate all the finalists and winners.

The Helm - San Diego
At the 2024 Icon Awards, put on by the Building Industry Association (BIA) of San Diego, The Helm took home an Icon Award for Best Affordable Community of the Year.
The Helm provides 78 affordable apartments in Downtown San Diego's Cortez Hill neighborhood, just steps from Little Italy. The Helm is a mixed-income community with 41 apartments designated for households earning 80% of the area median income (AMI), four set at 60% AMI, 32 set at 30% AMI and one apartment for the on-site manager.

Hosting the READI Program | |
For the second year, we had the privilege of participating in a community-focused program called the Real Estate Awareness and Diversity Initiative (READI), organized by the Burnham-Moores Center for Real Estate at the University of San Diego. The program's mission is to promote real estate as a career path for high school students in underserved communities by inviting them to visit various San Diego real estate companies. Our team hosted a group of students from the Junior Achievement of San Diego County organization and shared various career pathways in commercial real estate and affordable housing.

Taking on the 5K for Make-A-Wish San Diego | |
Our advocacy goes beyond the office and our communities. The Affirmed Housing team met up on Saturday, November 2nd, to take on the the Kaiser Permanente Thrive Half Marathon & 5K- benefiting Make-A-Wish San Diego. Now in its ninth year, the event features a loop course through the heart of Mission Bay and encourages the community to “Thrive” by staying active, eating healthy, living well and giving back.
Affirmed Housing is proud to support Make-A-Wish San Diego each year. This year, we were a lead sponsor for the annual WINE & WISHES Gala that raised a record breaking $1,250,000 for the Foundation!

Affordable housing for families offering 100 one-, two-, and three-bedroom apartments. In partnership with MTS, located at the Rancho Bernardo Transit Station.
The steel framing, on the right in the photo below, will support approximately 14,000 sq. ft. of office space, which will house our future headquarters!

Meet the newest members of the Affirmed team! | |
Jake Billitteri has joined Affirmed Housing as a senior project manager based in our San Jose office. Prior to joining our team, he worked for housing developers in the East Bay, San Jose and Salt Lake City. Jake graduated from DePaul University (BS) and the University of Utah (MS) with degrees in psychology. In his free time, Jake enjoys trail running, spending time with his fiancée and rock climbing. | |
Isabel Adolph recently joined the team in our San Diego office as an administrative assistant. She graduated from San Diego State University with a bachelor’s degree in business management. In her free time, Isabel likes getting milk tea with friends, watching horror movies and playing the piano. | |
