We’ve Moved!
Affirmed Housing has officially relocated to our new office at
11673 George Cooke Express Drive, San Diego, CA 92127.
After many years in Sabre Springs, we outgrew our previous space and began exploring opportunities that could better support our long-term vision. What once felt like an overly ambitious idea, developing our own office alongside the SkyLINE development, it has now become a reality. Designed by our own Yvonne DeCarlo and our longtime partner Carrier Johnson + Culture, our new space reflects both where we are today and where we’re headed.
The office features an open-concept layout with abundant natural light, expanded meeting areas and two outdoor spaces designed for gathering, collaboration and connection. These enhancements allow us to work more efficiently while fostering a stronger sense of community among our team.
This move marks an exciting new chapter for Affirmed Housing as we continue to grow and fulfill our mission to address housing availability for low-income residents across California.

The Grand Opening of SkyLINE!
On March 5, Affirmed Housing gathered with development and funding partners to celebrate the completion of SkyLINE in Rancho Bernardo, CA. SkyLINE is a seven-story, mixed-use, transit-oriented affordable housing community developed through a partnership between the San Diego Metropolitan Transit System (MTS) and Affirmed Housing.
Located at the Rancho Bernardo Transit Station, SkyLINE provides 100 one-, two- and three-bedroom homes for those earning 30% to 55% of the area median income. The $91 million dollar project combines local, state, and federal funding and is Greenpoint Rated GOLD. Situated in a high-resource area, SkyLINE transforms an underused park-and-ride lot into a vibrant community centered on housing and mobility.

Bell Ranch at Wildomar
Bell Ranch is a new construction, large-family housing development located in the city of Wildomar. Situated in a high-resource area, the approximately 8.98-acre site will offer a total of 130 units, along with common areas, parking and landscape improvements.
This development, designed by GLO Architecture, includes 13 wood-framed, two- to three-story, Type V-B buildings and one wood-framed, single-story Type V-B community building at grade. In addition, the site will have 242 uncovered parking stalls.
Scheduled for a 2027 completion, the development team includes Glo Architecture, Kettler Leweck Engineering, form/work Landscape Architects, HA Builder Group, Bank of America, Lument, and Compass for Affordable Housing.

Jimmy Silverwood Named a 2026 Leader of Influence
We're proud to share that our president, Jimmy Silverwood, has been named among the Leaders of Influence in Residential Real Estate 2026 by the San Diego Business Journal.
This recognition highlights Jimmy's leadership and Affirmed Housing's continued impact across California. Under his direction, we have expanded housing production and grown total project financing to more than $3.5 billion across more than 80 communities statewide, including transformative developments such as SkyLINE and ShoreLINE in partnership with the San Diego Metropolitan Transit System (MTS). In 2025, we financed and closed 750 apartment homes, advancing our mission to deliver high-quality, affordable housing and strengthen the communities we serve. Additionally, we will close on approximately 1,000 new homes by July 2026

Ruren Clemente named Controller at Affirmed Housing.
Having worked in the accounting department for 11 years, Ruren's promotion is well deserved.
In her role as controller, Ruren will take on broader responsibility for accounting operations, financial controls and reporting, and navigating complex tax credit accounting. Her deep institutional knowledge, steady leadership, and commitment to excellence have been instrumental to the organization’s success.
We at Affirmed look forward to Ruren’s continued impact as she helps strengthen financial stewardship in support of the company’s mission.

Beatrice McGinnis is promoted to accounting manager. Bea has been with Affirmed Housing for more than five years and is a trusted resource for the team, supporting draws, project accounting and construction cash flows.
She plays a key role in onboarding new accountants and managing financials and cost certifications for complex projects. Bea is also relied upon to process numerous check requests, as well as corporate and project-related bills.
As her role expands, we look forward to her continued contributions to Affirmed Housing's financial operations, including closings, conversions and oversight of the accounting team. Her thoughtful and dependable approach makes her an invaluable part of the organization.

Kassidy Wrisley is promoted to financial accountant. Kassidy has been with Affirmed Housing for nearly two years and has played a key role in managing the distribution process for active property accounts as well as supporting Arcade construction draws.
She is known for her strong reconciliation skills, identifying discrepancies between project invoices and contracts, as well as Affirmed Housing's balance sheet accounts and operating property financials.
In her new role, Kassidy will further support audit processes, assist with training and continue managing the detailed financial coordination across current developments, operating properties and corporate financials.
