Groundbreaking at RISE
Affirmed Housing recently joined the Santa Clara Valley Transportation Authority (VTA) and project partners to break ground on RISE, a 195-home affordable housing community at the Berryessa/North San José BART Station and our first development in partnership with VTA. The transit-oriented development will provide affordable and permanent supportive housing, connecting residents to jobs, services and opportunity in one of the nation's most expensive housing markets.
RISE is being delivered in collaboration with VTA, Housing Authority of the County of Santa Clara, County of Santa Clara Office of Supportive Housing, City of San José, California Department of Housing and Community Development, Lument, Boston Financial, Destination: Home, Compass for Affordable Housing and the Bay Area Housing Innovation Fund, demonstrating how strong public-private partnerships can expand access to affordable housing while creating more connected, sustainable communities.

Housing Leaders Celebrate Passage of the ROAD to Housing Act
Affirmed Housing President Jimmy Silverwood recently joined U.S. Rep. Scott Peters, San Diego Housing Federation President and CEO Stephen Russel and other housing leaders at our downtown San Diego project, The Helm, following the passage of the 21st Century ROAD to Housing Act.
“The 21st Century ROAD to Housing Act takes a meaningful step toward fixing what is fundamentally a supply problem by making it faster, more predictable and more cost-effective to build the housing resources our communities need,” said Jimmy. “At Affirmed Housing, we see every day through communities like The Helm that, when you increase the supply of affordable housing, you reduce pressure across the market and create real pathways out of homelessness.”

Ali Gaylord Shares Permanent Supportive Housing Strategies in Western City
Affirmed Housing Senior Vice President Ali Gaylord authored a feature for Western City exploring practical strategies cities can use to build community support for permanent supportive housing. Drawing on firsthand development experience, the article offers a playbook for reducing opposition through early engagement, operational transparency and strong public-private partnerships, helping communities move critical housing projects from proposal to reality.

Mirador, an Award of Merit Winner in the Best Affordable 55+ Housing Community category, is an age-restricted community located in Altadena, within unincorporated Los Angeles County, serving low-income and formerly unhoused seniors.

Affirmed Housing welcomes Charitee Boyd as Asset Manager, bringing a background in commercial real estate investment sales and national market-rate asset management. As Asset Manager, Charitee oversees the financial performance of Affirmed Housing's active property portfolio while partnering with property management and resident services teams to support operational excellence and compliance across a diverse group of investors. Her work helps ensure our communities continue to deliver a high-quality experience for residents. Charitee earned her Bachelor's degree from San Diego State University and is pursuing a Master of Business Administration at the University of San Diego.
Outside of work, Charitee enjoys traveling and recently accomplished her goal of visiting all seven continents. She also enjoys spending time with her cat, Slim Shady.

Affirmed Housing celebrated a record-breaking year for the Douglas Masson Scholarship Program during our June 30 scholarship awards ceremony.
The 2026 program received 51 applications, the largest applicant pool in its history, and awarded scholarships to 19 students, up from seven recipients last year. A volunteer committee of Affirmed Housing and Compass for Affordable Housing staff selected recipients based on their organizational skills, critical thinking and vision for the future. This year's program also increased total scholarship funding by $10,000 through a partnership with Compass for Affordable Housing for a total of $40,000 worth of scholarships distributed.
