Proposed Development: 310 West Huron

310 West Huron is currently an undeveloped site used as a surface parking lot at the corner of Huron Street and Orleans Street. ZSD Corp is proposing to build a 9-story mixed-use building with 149 dwelling units, 21 parking spaces and 149 bicycle spaces. Click here for more information.

The development complies with the existing DX-5 Zoning. However, ZSD Corp has applied to the Zoning Board of Appeals (ZBA) for a special use approval to allow a residential use below the 2nd floor; a variation to decrease the off-street parking requirement from 65 spaces to 21 spaces; and a variation to reduce the rear setback for floors containing dwelling units. The property is located adjacent to CTA rail and is a transit-served location eligible for reduced parking.

Due to an administrative error, this project will be heard at the September ZBA public hearing, not this month. Residents/stakeholders within the required mailing radius may have received a notice listing the August 19th date. Please click here to provide your feedback on this project.

Halsted St & Chicago Ave River Bridge Project Starting August 4

As previously reported in Reilly Reports, CDOT will soon begin a major reconstruction project on Halsted St and the Chicago Ave River Bridge. The Chicago Ave Bridge will be replaced, and contractors will install a new riverwalk connection, protected bike lanes, landscaping, CTA bus lanes, street lighting, and new traffic signals.

Starting August 4, Halsted St will be closed in both directions from the river’s north branch to Ancona St, and Chicago Ave traffic will be reduced to a single lane in each direction from Peoria St to Kingsbury St. These changes will remain in effect until October 2025, after which a full closure of Chicago Ave will be implemented. Work will begin at 7am and conclude at 3:30pm on weekdays, with the possibility for work on Saturdays during the same hours. During construction, the following detours will be implemented: northbound detour via Grand Ave, Orleans St, and Division St to continue on Halsted St; southbound detour via Division St, LaSalle Dr, and Grand Ave to continue on Halsted St.

Click here for a map of the proposed project area. The work on Halsted Avenue is expected to be completed by the end of Summer 2026, and work on the Chicago Avenue Bridge is expected to be completed by the end of the year 2026.
