We are writing to announce a leadership transition, the integration of our companies under aligned leadership, and an upcoming name change for our law firm. After more than 40 years guiding our family of businesses, Jim Havens will be stepping back from day-to-day management of the law firm and title agency. This marks the next step in a long-planned transition to the next generation of leaders, ensuring continued service and stability for our clients and partners.

Since founding our law firm in 1982, Jim Havens has built a set of complementary companies—each created to serve a specific purpose in our shared mission: to protect, sustain, and grow our clients’ valuable assets.



• Havens Limited (soon to be Rudolph Legal, Ltd.), established in 1982, delivers legal counsel and transaction structuring with a focus on real estate, business, and asset protection.
• Cardinal Title Agency, Inc., founded in 1984, provides title insurance, escrow services, and closing expertise for commercial and complex transactions, with deep understanding of Ohio's legal and regulatory landscape.
• Rudolph Management, Ltd., formed in 1996, manages both physical property operations and financial investment portfolios—including equities, fixed income, and other liquid assets—supporting clients and affiliated entities with a long-term, steady-growth philosophy.
• Rudolph Investment Company, Ltd., launched in 2004 and restructured in 2017, serves as the investment and development arm, deploying capital into commercial real estate, new ventures, and long-horizon strategic initiatives that build generational value.

Together, these organizations operate as an integrated system—supporting clients through every phase of real estate ownership and investment.

Jim Havens’ Transition:

We are now entering an exciting new phase, thoughtfully prepared over many months. Jim has chosen to step back from active leadership of the law firm and Cardinal Title Agency to dedicate his considerable expertise to real estate development and investment activities through Rudolph Investment Company, Ltd.

Introducing Our Next Generation of Leadership

With Jim’s shift in focus, we are pleased to announce new leadership roles within each of our companies:

Cardinal Title Agency, Inc.

Joseph Havens is now President and sole owner of Cardinal Title. Joe leads daily operations and client relations at the title agency, continuing the firm’s tradition of responsiveness and precision. His leadership helps maintain Cardinal Title’s strong reputation as a trusted partner for complex real estate transactions.

Rudolph Legal, Ltd. (currently Havens Limited)

Wesley Gilliland has been an integral member of our legal team since 2010. He now assumes ownership and management of the law firm. In the coming months, the firm will formally adopt its new name—reflecting our commitment to brand alignment and long-term continuity while maintaining our tradition of trusted legal counsel.

Rudolph Investment Company, Ltd.

Wesley Gilliland also serves as a longstanding partner in Rudolph Investment Company, Ltd., helping guide strategy and execution. With Jim now focused on strategic investment activities, our development and acquisition efforts continue to reflect the long-term, value-driven principles he championed over four decades.

Rudolph Management, Ltd.

Wesley Gilliland provides strategic oversight of Rudolph Management’s overall direction, while Joseph Havens leads day-to-day property management. Additionally, Rudolph Management now plays an expanded role managing liquid investment portfolios and broader financial assets. Matthew Havens formally joins our leadership team to guide this effort, bringing a deep passion for markets and expertise in stock and portfolio trading. Matt’s addition strengthens our continued diversification strategy and ability to grow client and enterprise value.



Welcoming New Talent

Additionally, we warmly welcome attorney Tony Clymer to our legal and title teams. Tony brings over 35 years of exceptional legal, underwriting, and real estate transaction experience, including significant experience as underwriting counsel at First American Title Company. His arrival further enhances our capability to handle complex matters with precision and care.
