Important Update on 2026 VOCF Dues
In recent years, the cost of nearly everything has risen substantially. While your VOCF Landowners Association has absorbed much of this increase, the modest adjustments to dues have not kept pace with inflation. As a result, our ability to complete needed improvements and build adequate reserves for major expenses has been limited.
Through generous donations and insurance coverage, we have transformed our Clubhouse into a valuable amenity for the community. Yet important projects remain—such as landscaping and irrigation at the entrance and other areas, park and playground upgrades, additional streetlight repairs, enhanced pool security, and boat ramp repairs.
To move forward, additional revenue is necessary. The Board has unanimously approved a proposal to increase annual dues by 25%, from $192 to $240. The $48 increase equates to just a $4 monthly increase. The proposal will be formally voted on at the regular January Board meeting.
Dues for 2026 will be billed in the first quarter. Payments may be made without surcharge by cash, check, or money order and can be mailed or dropped off at the drop box at the clubhouse. For those preferring PayPal, Venmo, or credit card, a $7.50 processing fee will apply. There will be an online payment link on your invoice.
