PREP® Chooses Westchase for Next Culinary Commercial Kitchen Hub

Houston's food entrepreneurs are getting a major boost. PREP Kitchens is expanding to Westchase, adding to a network that includes 385 companies, 250 private kitchens in service or under construction, and more than 1,000 businesses launched or accelerated in Austin, Atlanta, Dallas, and Scottsdale. Connected spoke with PREP® CEO Mitchel Jaffe about why Westchase is the ideal home for the company's next market.

Why Westchase for a commercial kitchen?

PREP couldn’t be more excited to be locally headquartered in the Westchase community as it point of service for the greater Houston area. Our team considered many factors when choosing to locate in Westchase.

Describe the Westchase facility.
The facility in Westchase will be the largest shared commercial kitchen environment in the Houston area and serve caterers, prepared meal producers, specialty food producers, ghost kitchen operators, restaurant chains for central commissary production and provide test kitchens. Comprised of 42,000 square feet, the project will deliver 28 brand new, permit-ready, private commercial kitchens, with additional production spaces via the largest shared kitchen in Texas. Furthermore, members will have access to ample cold and dry storage, spacious co-working spaces and plenty of loading and parking. PREP couples its state-of the-art facilities with a wide range of exclusive member services and high-touch support.

Westchase has been welcoming as we introduce our concept to Houston. We're excited to help food entrepreneurs grow and become part of the community.

Guatemalan Consulate Relocates to Westchase

Westchase District is more than a thriving business center - it's an international gateway that serves as a bridge between Houston and the global economy. Home to the Consulates of Costa Rica, the Philippines, Indonesia, Mexico, Westchase recently added another consulate, the Consulate General of Guatemala.

The Consulate General of Guatemala began serving Guatemalan citizens at its new location in March, finding a new office at 11222 Richmond Ave in Westchase. In Houston, it serves as a vital resource for Guatemalans living and traveling in the region while strengthening cultural, economic, and diplomatic ties between Guatemala and the greater Houston community.

In addition to issuing passports, registering births and other civil documents, providing notarial services, and assisting nationals in emergencies, the consulate regularly hosts and participates in cultural celebrations, business networking events, community outreach programs, mobile consulate services, and educational initiatives that promote Guatemalan heritage and connect residents with important resources.

Glow Up: Ulta Beauty Is On the Way

Westchase is getting a major beauty upgrade. Ulta Beauty is coming to Westchase Shopping Center! The popular beauty retailer has filed permits for a new 10,000-square-foot store at 11043 Westheimer Rd., bringing makeup, skincare, haircare, fragrances, and salon services even closer to Westchase residents and employees. Construction is expected to begin this summer, with a targeted completion in September and a Fall 2026 grand opening. With thousands of products from luxury favorites to everyday essentials, Ulta has become the go-to destination for beauty enthusiasts across the country. An Ulta in the Westchase neighborhood has many already planning their first shopping trip.

West Houston Assistance Ministries (WHAM) has been helping families navigate life's toughest challenges for decades. Connected sat down with CEO Sonya Scott to learn more about WHAM's impact in the lives of others and the community.

West Houston Assistance Ministries serves people at the most difficult moments in their lives. What is one story that has stayed with you because it perfectly captures why this work matters?

One story I'll never forget is about a young mother who came to WHAM needing help with rent. She was raising two young daughters on her own, including an infant, and had just been medically cleared to return from maternity leave when she learned she had lost her job. Through tears, she told me, "I just want to be a better example for my daughters." It was clear she wasn't looking for a handout - she was looking for a chance to change her family's future.

As we discussed workforce certifications, her face lit up when we mentioned earning a Commercial Driver's License (CDL). She immediately said, "That's what I want to do. I know I can do it." Her dream was to drive locally, earn a good living, and one day own her own trucking company.

WHAM paid for her CDL training, helped with rent, provided food, and even gave her a gas card so transportation wouldn't become another obstacle. Before completing her driving test, she had already secured a job. A few months later, she returned, not to ask for help, but simply to say, "Thank you."

Many people know you for your food pantry, but your organization also provides workforce development, financial literacy, and clothing assistance. How would you describe WHAM's approach to serving the community?
We believe in treating the whole person, not just the immediate need. A family may come to us for food, but the underlying challenge is often job loss, limited education, or financial instability. By offering workforce development, financial literacy, ESL, GED programs, case management, and food assistance, we help people build long-term stability. Our goal isn't just to provide temporary relief - it's to help individuals move from crisis to self-sufficiency and ultimately to lasting stability.

BNI Forming Westchase Chapter

A New Chapter Aims to Strengthen Westchase's Business Community Through Collaboration

Business professionals in Westchase will soon have a new opportunity to build relationships and grow their businesses through referrals as a new chapter of BNI (Business Network International) is being formed in the District.

The chapter will meet weekly at Beyond Workspace, located at 9800 Richmond Avenue, bringing together entrepreneurs, small business owners, and professionals from a wide range of industries. BNI is the world's largest business networking organization, with more than 325,000 members across 11,000 chapters in 76 countries, built on the philosophy of "Givers Gain®," helping others succeed through trusted referrals and meaningful relationships.

Unlike traditional networking groups, BNI allows only one representative from each profession in a chapter, creating an environment where members become an extension of one another's sales and marketing teams. Weekly meetings focus on exchanging qualified business referrals, sharpening presentation skills, and building lasting professional relationships that help businesses thrive.

Attorney Khanh Vo, one of the organizers of the new chapter, says the group's structure is what sets it apart. "One of the biggest advantages of BNI is that each chapter allows only one person per profession, meaning every member holds the exclusive business seat for their industry. This creates a collaborative, non-competitive environment where members can confidently refer business to one another."

Familiar Shell Station at Westheimer and Beltway 8

to Become Lone Star Market

A longtime neighborhood Shell station is getting a fresh new look. The former convenience store has been demolished to make way for a Lone Star Market which will break ground next week on its fifth location. Situated at the corner of Westheimer Road and Beltway 8 next to Whataburger, the new store transforms the family-owned Shell station into a modern convenience destination while preserving more than 30 years of history.

The new location will continue offering Shell fuel while introducing Lone Star Market's signature made-to-order kitchen featuring breakfast, lunch, and dinner, grab-and-go meals, fresh snacks, signature lattes, and customer favorites like smashburgers. Visitors can also expect a redesigned store with an updated layout focused on convenience, comfort, and friendly service.

The Zakaria family has operated the station since 1994 and is now reimagining it as a full-service Shell/Lone Star Market. "This station has been a meaningful part of our family business for over 30 years," said Hasan Zakaria, Lone Star Market CEO. "Upgrading to a Lone Star Market allows us to honor that history while giving our community the upgraded amenities, exceptional food and drink offerings, and modern experience they deserve."

The investment reflects the continued momentum of Westchase District as businesses expand and reinvest in the community. Expected to open in April 2027, Lone Star Market will provide residents, employees, and travelers with another high-quality destination for fuel, fresh food, and everyday convenience.

"This location is one of the busiest gateways in Westchase District and positioned at the intersection of two major corridors," said Irma Sanchez, Westchase District CEO. "Its visibility and accessibility make it perfect for motorists using Rogerdale, traveling east on Westheimer or going south on Beltway 8."

IES Holdings Buys 2925 Briarpark,
Plans Relocation to Westchase

Westchase District is welcoming another corporate headquarters. IES Holdings Inc., a publicly traded provider of integrated electrical, communications, residential and infrastructure solutions, is relocating its headquarters from Sugar Land to 2925 Briarpark Drive after purchasing the 12-story office tower late last year. The company is investing $3.9 million to build out the third and fourth floors while planning to lease the remaining office space in the building.

The move underscores Westchase's continued appeal as a destination for major employers. IES Holdings generated more than $3.37 billion in revenue in fiscal year 2025 and has experienced significant growth following its acquisition of Gulf Island Fabrication.

The relocation follows a period of significant growth for IES Holdings. Earlier this year, the company acquired Gulf Island Fabrication, expanding its capabilities to support the growing demand for data center construction and other critical infrastructure projects. The acquisition also strengthened IES Holdings' manufacturing footprint in Louisiana and Texas, adding expertise in offshore energy, marine fabrication, and renewable energy infrastructure.
