On March 13, 2025, Iroquois Valley convened our annual shareholder meeting. It was an engaging session kicked off by our Board Chair, Anna Jones-Crabtree of Vilicus Farms. Anna shared her perspective on the current agricultural landscape in the United States as both a board member and an organic, regenerative farmer. Always inspiring, Anna offered many ways to support farmers in these turbulent times.

Next, our CEO, Chris Zuehlsdoff, spoke about our strategic growth initiatives, with an eye towards financial priorities and partnerships. He provided a robust portfolio and economic update. The new VP of Marketing & Communications, Nora Chovanec, highlighted the work of our Farm, Impact & Sustainability Committee, delving into our impact pillars and the tangible ways in which Iroquois Valley farmers are driving positive change.

Lastly, Board Director DD Burlin debuted our new flagship Farmer Success Sharing program. In 2025, we hope to use our shareholder-approved 2023 equity incentive plan to award each qualifying farmer a grant of REIT shares.

The Farmer Success Sharing program is a means to support the hard-working people who steward the land we own. Through their investment of time, expertise, and passion, they increase the value of Iroquois Valley’s farmland. They are the key component in our vision of improving the health of people, communities, and our planet. We believe this initiative demonstrates our dedication to our farmer partners, without whom none of what we do would be possible.

FARM SPOTLIGHT

JOHNSON FAMILY FARM

The Johnson family are legacy crop farmers at the heart of Illinois' corn and soybean country, who have successfully made the transition to organic farming. Rick and his son Corey are third and fourth-generation farmers just south of the sprawling Chicago suburbs. In the early 2000s, they sought to shift their conventional corn and soybean fields to an organic rotation. However, the transition proved challenging, particularly due to existing agreements with their previous landlords. The leaseholders didn’t understand the importance of long-term leases for organic farming operations.

THE MERITS OF INVESTING IN ORGANIC FARMLAND BY CHRIS ZUEHLSDORFF

In the March issue of the Alternative Investor, our CEO, Chris Zuehlsdorff, wrote about why investing in organic, regenerative farmland is an exciting opportunity with immense potential to make a meaningful impact while achieving solid financial returns.

"The potential for growth is both economically attractive and aligned with the increasing demand for food produced with stronger environmental and human health outcomes. According to the Organic Trade Association, organic grocery sales growth rate outpaced non-organic by more than a 2-to-1 margin. Consistent organic price premiums lead to higher farm profitability."

INVESTMENT OPPORTUNITY

INFLATION CONCERNS ON YOUR MIND? INVEST IN ORGANIC FARMLAND

For investors interested in hedging against inflation, we want to remind you that farmland is an exceptional asset to meet your needs. Farmland typically holds or increases in value in inflationary periods, unlike many intangible assets. Additionally, as the price of consumer goods rises, commodities (such as food) typically rise as well. Food is a non-discretionary purchase, so increasing prices will not affect demand.

An increase in the price of food is often accompanied by an increase in the value of farmland — making now a prime time to invest in one of our country’s most valuable assets. Iroquois Valley offers a stable, long-term opportunity to invest in organic, regenerative farmland tended by land stewards who grow healthy food, restore soil, and improve water quality.

CONNECTING FARMERS, COMMUNITIES, AND INVESTORS SINCE 2007

As a corporate guideline, we do not look for specific farmland to purchase or finance. We develop relationships with farmers who want to grow their businesses. We move forward when we have a ready, willing, and able farmer.
