Per the National Fire Protection Association and the State of California Building Code, fire alarms in every unit of multi-family dwellings require annual verification that each unit's fire alarm horn and strobe light are working correctly.


On Wednesday, January 22nd and Thursday, January 23rd between (8:30am-12:30pm OR 1:00pm-4:00pm), PSI, LLC, the Association's fire Alarm Services provider, will be on site to conduct these mandatory fire alarm inspections in Buildings



Note, property owners and property managers are responsible for the following:


  1. If you have tenants, please inform your tenants immediately.
  2. Please respond to the Association Office (or ensure that your tenants respond) by January 17th, 2025.
  3. Someone will be home (the owner, the tenant(s), or a friend or family member)
  4. The Association may use a key or a lockbox code for access.

If no response is received, or if no one is home after stating someone would be home, and there is no key on file for the unit, KCOA will use the services of a locksmith for entry, at the unit owner's expense. A locksmith will also be used if used if there is confirmation to use a key but the keys provided do not work. It is the owner’s responsibility to ensure any keys the office has are updated and working before January 17th, 2025.

 

Per the handbook, page 39 “Fire Alarm Testing Day of Testing and No Unit Access” reads….


All units that do not provide access to their unit on the day of the scheduled fire alarm testing may receive a $500.00 fine, which will include the cost of the locksmith to pick the locks to gain entry to the unit. Owners will be responsible for the cost of labor and materials for any hardware that must be replaced. Homeowners are also responsible to ensure that if they have keys on the file with the management office that the keys are current and working.


What to expect on the day of testing:


On January 22nd and January 23rd, the day of inspection, the inspection process will go as follows:


  1. Keys and PSI personnel will be stationed on each floor of the building.
  2. Keys personnel will knock on and ensure each door on each floor has been opened.
  3. Once every door is open, PSI will set off the building's fire alarm.
  4. PSI will go into each unit on each floor to ensure the horn is sounding and the strobe is flashing, then they will scan the bar code on the fire alarm device. Keys personnel will remain on the floor with PSI.
  5. PSI will also check that each horn and strobe in each hallway is working correctly.
  6. Once all fire alarms have been checked in each unit and in each hallway, PSI will turn off the alarm.
  7. Keys personnel will ensure that all doors accessed via a key with owner/tenant permission have been re-locked.
