President’s Message

Dear Chapter Members:
Well, here we are at about the midpoint of 2020, and this year has turned out to be quite different than I think any of us expected when the year began! Our lives, and professions, have been impacted to one degree or another by the COVID virus, and “stay-at-home”/lockdown orders. All of us are having to learn to adapt and adjust how we live and work. Property inspections have been affected, either limited to exterior-only, or limited interior inspections, or having property owners provide interior photos; in person meetings have either been cancelled, or have been limited to only one or two other persons in attendance, with the need for social distancing and face masks, or have been supplanted by Zoom meetings or conference phone calls; most of us are working remotely from home; and, we have had to address and modify current market conditions in our appraisals and attempt to determine how the virus and its impacts on the economy affects our value conclusions.
Our chapter’s April board meeting was conducted via Zoom, and the dinner meeting had to be cancelled. While at this time we are still planning for our September and November board and dinner meetings, these are “moving targets,” and may need to be held virtually via Zoom or some other alternative venue. Also, out of an abundance of caution, we cancelled our annual Fall Conference, which is a major revenue source for the chapter, but are working on some alternative plans. In-person education classes have had to be cancelled, with members now having to rely on online-education alternatives.
How much longer these conditions and changes to our lives continues is yet to be determined, but we are all hopeful conditions change sooner than later, though at this time the outlook does not appear positive, with a recent resurgence in and spiking of cases. How are you navigating these conditions? Your chapter leadership hopes all of you are well, and will remain so until this virus is either eradicated or a successful vaccine can be developed!
In other news, the chapter has recently changed its Executive Director and management company, and I am pleased to welcome DeAnn Hartman and Hartmanagement in this role! More details on DeAnn and Hartmanagement are included in this newsletter.
Also, the chapter board elections have been completed, with your slate of officers for 2021 selected. An overview of the new board is also presented in this newsletter.

Meet Your New Executive Director
DeAnn Hartman
DeAnn has been in the Association Management industry since 1994. She worked for the Association of Washington Cities for 20 years as their meeting planner and assistant to the Executive Director. In that role she created their Event Department and planned over 100 events a year, including 3 Annual 500+ person conferences. In 2014 she formed her own Association Management Company, Hartmanagement. Together with her son, Brett, they manage multiple associations.
She received a BA from the University of Washington.
DeAnn and her husband, Tony, live in Olympia with their 2 dogs. Their 2 adult sons, daughter-in-law, granddaughter (and grandson due in November) live nearby.
We hope to meet everyone in person very soon!

Tips for Virtual Meetings
It seems like everything from business to schoolwork to socializing is now happening on virtual platforms. Here are some tips to make any virtual meeting more comfortable and productive.
1.
Mute yourself.
To minimize background noise, keep yourself muted until you are talking.
2.
Use the video.
It makes the meeting more personal and effective if you can see your fellow attendees. If you really can't stand to see yourself on video, consider uploading a picture of yourself. That way, at least your fellow attendees will see your face and not just the black box. In Zoom, you can also use "touch up my appearance"
3.
Dress appropriately.
If you wouldn't wear Pajamas/bathrobe/workout clothes to an in-person meeting, don't wear them in a virtual meeting
4.
Background.
Is your background professional? You can upload a photo to use as a background so people don't see your kitchen or bedroom.
5.
No eating.
Even if you are muted, eating on camera is distracting. If you must eat, please turn your camera off. This does not include drinking beverages.
6.
Don't move your device around.
If you need to move your device, please turn off the camera first. It can create motion sickness in other attendees to see your camera moving around.
7.
Camera position/Lighting.
Position the camera so it is at your eye level. Avoid looking down into the camera. Make sure you have lighting on your face. Avoid back lighting as that makes it difficult to see your face.
8.
Misc tips:
- If your internet is unstable during the meeting, turn off the video. This will help your connection.
- Please be aware of interrupting others. It is very easy in a virtual meeting to talk over others.
- Think of the chat function like a side bar conversation in an in-person meeting. Use it sparingly as it can be distracting

The 2020 Fall Conference is happening but it will be different!
We have a great event in the works, although it will look a little different. What remains the same is the excellent educational opportunity.
We will be holding a Virtual Conference on Friday, October 9.
Tentative Schedule:
- Morning session with keynote speaker, Lori Mason Curran, followed by a commercial specific session. 1 ½ hour total
- Afternoon session a second keynote speaker followed by a residential specific session. 1 ½ hour total

Lori Mason Curran - Morning Keynote Speaker
Real Estate Investment Strategy Director - Vulcan Real Estate
With more than 25 years of commercial real estate experience, Lori Mason Curran leads the formulation of investment strategy for Vulcan's real estate portfolio. She has an extensive background in the valuation of commercial real estate, and her ongoing market research is used to inform acquisition, disposition and overall investment decisions.
Previous experience:
Prior to joining Vulcan in 2002, Lori worked as a commercial real estate appraiser. She received her MAI designation in 1998 and is a member of the Counselors of Real Estate, as well as a LEED AP (accredited professional). She is a past member of the Board of Trustees for the Washington Center for Real Estate Research at Washington State University’s College of Business and Economics.
