FEDERAL RESERVE & INTEREST RATES
- Fed holds at 3.50%-3.75%; zero cut probability at April 28-29 FOMC
- Gov. Waller expects March PCE at 3.5%; 14 of 19 members project zero or one cuts in 2026
- 30-year mortgage 6.30%; construction loans 10.25%-11.25%
- NAHB confidence fell to 34 — 24th straight month below breakeven; 37% of builders cutting prices

BOTTOM LINE
Markets, rates, and energy costs are all tied to one variable: whether the ceasefire holds and the Strait reopens. A deal is a genuine tailwind for builders and buyers. A breakdown does the opposite, fast. Stress-test budgets accordingly and watch April 29 FOMC decision and Census starts/permits drop the same day.
