Why Auto Lending is Starting to Stand Out as a Real Threat to Credit Unions

Auto lending is emerging as a major risk for credit unions, with delinquency rates approaching levels last seen during the Great Financial Crisis due to high vehicle prices, rising interest rates, and pressure on lower-income consumers.

Despite these risks, the broader U.S. economy is performing better than expected, supported by strong wealth concentration, while housing shows early signs of recovery as mortgage rates fall below 6%.

Credit unions are advised to diversify their portfolios across lending areas, including home equity and business loans, while remaining cautious of persistently elevated interest rates driven by market expectations and inflation concerns.

Home Insurance Premiums Influence Mortgage Delinquencies, Relocations

Rising homeowners insurance premiums, which have increased about 70% since 2019, are putting added pressure on households already facing high housing costs. Insurance now makes up a larger share of monthly mortgage payments, making it harder for many families to keep up.

Homeowners have limited ways to respond. Some may shop for cheaper coverage or move to more affordable areas, but many cannot. As a result, higher premiums are leading to greater reliance on credit cards, delayed mortgage payments, and a higher risk of delinquency or foreclosure.

These effects are not equal. Financially constrained households are more likely to struggle, while higher income households are better able to adapt. Over time, this trend may increase inequality, shift where people live, and create broader risks for the housing market and overall financial stability.

Educate Your Borrower, then Verify their Insurance Information

Car buying season is near and that means more car purchases (hopefully) and more loans for your financial institution!

It also means more borrowers to inform and educate of their need to maintain insurance throughout the life of their loan, as well as the requirement to provide proof of their insurance.

At loan origination, make sure you educate the borrower on what is considered "Acceptable Insurance" and what will happen if they do not maintain insurance. If your financial institution participates in indirect lending, it can be more difficult to properly communicate this information at origination because you are at the mercy of the dealer. However, it is important to make verifying insurance at loan closing a requirement of the dealer, including gathering the borrower's insurance company and agent information.

Being proactive in educating the borrower of their insurance requirements can prevent future confusion and will result in more borrowers carrying "Acceptable Insurance".
