April is Here!!!
Wow, where in the world did the first quarter of this year go? Can you believe that we are already into April? Thankfully, the days are getting longer and we are able to enjoy some much-needed sun and warmer weather. Our team gathered together last week for our weekly team meeting, and it was very entertaining to hear about all of the fun things that several of the team members had done the past couple of weeks, including golfing, planting and cleaning up their gardens, playing pickle ball, getting backyard patios ready for the warm months ahead and hitting the road for some vacation adventures.
Everyone was in a great mood with broad smiles and ready to tackle the upcoming quarter. We are so fortunate to live here in Western Colorado!

The other part of our weekly discussion was how much the market has picked up recently. The phones are ringing, and we have Buyers and Sellers alike who are anxious to get started. We know that there has been some volatility nationally in the past month or so, however, we are finding that Colorado is still one of the most desirable places in the country to live. In addition, Mesa County is still one of the most affordable areas. We have the perfect mix of high-end luxury to first-time homebuyer properties, along with everything in between, including farm and ranch as well as ski area and lake/mountain cabin properties. Some might say that we have it “ALL” over here in the beautiful Western Colorado landscape.
Is the Mesa County market slowing down? The 1st Quarter of 2025 shows double-digit growth in the residential housing market over 2024 in this area. Home values are continuing to increase, the number of sales are on the increase, and the prices are continuing on a steady growth trajectory. Economic development has grown exponentially in Mesa County over the past two years, according to the Grand Junction Economic Partnership’s annual report.
The report details GJEP’s work over the past year and shows the organization’s economic impact and its strategic goals for continuing growth. In 2024, GJEP’s efforts amounted to $91,252,018 – setting a record. This was quite the increase as economic impact totaled over $10 million in 2022 and over $52 million in 2023.
“Measuring our impact is essential in demonstrating GJEP’s value to our stakeholders. Our goal is to increase our economic impact each year and I am proud to report that we have successfully done so. In 2024, for every $1 invested in GJEP, we generated $93 in economic impact,” GJEP Executive Director Curtis Englehart said in a news release.
This year, GJEP directly oversaw nine quality relocations and expansions to the Grand Junction area. Our ongoing efforts have resulted in 299 net new primary jobs in 2024, with an average wage of $62,201.

The organization’s goal is to create economic vitality across Mesa County. GJEP does this through attracting, expanding and retaining businesses and enhancing the quality of life in the area through job creation and new capital investment, the release said.
GJEP noted key accomplishments for last year included Amazon’s new last-mile facility. It’s the first one on the Western Slope and represented $25 million in capital investment and 100 jobs created, the release said.
“I am extremely excited to see what the future holds for GJEP and the Grand Valley. I am continually impressed by the level of talent, leadership and dedication that GJEP exhibits locally and throughout our region,” Community Hospital President and CEO Chris Thomas, who is also the GJEP’s board chairman in 2024, said in the release.
