Commercial Property Inspections

Buyers of commercial property frequently make their offer contingent on obtaining a detailed inspection from a qualified 3rd party inspection firm.

The buyer should be clear on the realities when purchasing commercial real estate that no property is perfect and an honest inspector is very likely to find some issues. This is normal.

Many times the buyer is justified in asking a seller to repair known unsatisfactory conditions to major systems like electrical, plumbing, roof or structural issues in their offer to purchase and become part of the negotiation and can affect the price.

A buyer that expects a property to be delivered like it is new construction condition is not getting good guidance from the buyer's agent. The purpose of the inspection is to find major latent defects and things that are not easily accessible such as the roof or HVAC. This could make the buyer not to want to move forward if the seller is not willing to repair a defect or negotiate price.

A buyer that is under the false pretense that the inspection is to create a long punch list that will be remedied by the seller is setting themselves up for a contentious sale. The bottom line is that the buyers protect themselves from large, unknown expenses on latent, pre-existing conditions.

Most sellers are smart enough to realize that it is not the buyer's opportunity to change the terms of the agreed contract terms. If major problems are discovered that should be fixed, that is another story. Buyers should not ask for repairs of items they knew about before writing the contract but should address them in the offer up front.

We encourage the buyer and seller to read the contract and understand what authority it gives them to ask for. Hopefully this provides the knowledge that leads to a positive and successful closing.

PREMIER SUPPORTS LOCAL FOOD PANTRIES
 
Local food pantries are always in need of donations to keep the shelves stocked to serve the continuous demand from hungry families. Twelve years ago, two of our brokers developed a simple plan to raise money for food pantries in our home towns. We asked businesses that provided services related to our commercial real estate business to donate $200 per year to those food pantries. In return, we listed them on our company web site as a "Select Vendor".
