NJHMFA Program Procedures Due
to COVID-19 Concerns
Due to the current health concerns related to COVID-19, the vast majority of NJHMFA staff will be working remotely until further notice. Please contact Agency staff via their work email address. NJHMFA encourages all of our business partners and constituents to submit any and all documentation in an electronic format whenever possible as staff will continue to check email and review information submitted electronically.  
All  HAP  vouchers should  continue to be submitted electronically and where you have questions please submit them to your TRACS Coordinator via email and cc. Senior Director Francis Thomas at  fthomas@njhmfa.gov .

Additionally, you may leave a voice message, as the staff will be checking voice messages daily and will return your call either via phone or email.   Special claims  should be handled in the same manner.

MOR  response letters should be submitted to the respective Contract Administrator as required, and please cc:  awatkins@njhmfa.gov . Should you have any questions, please don’t hesitate to contact your Contract Administrator.

To the extent possible, electronic submission of  rental adjustments and contract renewals  is strongly encouraged; however, HMFA recognizes some documents (such as utility analyses) may still need to be submitted via regular or express mail. Should you have any questions regarding rental adjustments please don’t hesitate to contact your Subsidy Accountant directly via email and cc:  snarayan@njhmfa.gov  Shoba Narayan and  fthomas@njhmfa.gov .

Contract Renewal submission  and inquiries should be directed to Richard Dyer and Nicholas Meremianin electronically via email:  rdyer@njhmfa.gov   or  nmeremianin@njhmfa.gov   and cc:  fthomas@njhmfa.gov  as well as via regular mail. Should you have any questions you may leave a voice mail, as voice mail will be checked daily.

Tax, insurance, Repair and Replacement  requests should be directed to the assigned Housing Management Officer via email for processing. For payment requests from the R&R Account please submit hard copies via regular mail. Should you have any questions, please email your respective Housing Management Officer and copy Assistant Director Carmen Santiago,  csantiago@njhmfa.gov , Lavern Henry,   lhenry@njhmfa.gov , and Debra Keramas,  dkeramas@njhmfa.gov .                                                                                          

Occupancy:  Continue to submit move-in documentations, rent rolls, vouchers, special claims, waiting list, etc.,and other reports containing confidential information via LeapFile. Other reports such as vacancy reports, tenant selection plans, and affirmative fair housing marketing plans may be emailed to your assigned Occupancy Specialist.
