Quick summary of DMV (DC, MD and VA): MARYLAND and NORTHERN VA appreciation rapidly slowing, but much higher than DC. NORTHERN VA homes prices have settled down to around +5% annual increase---this is half of what the increase was in first part of this year!

  • NORTHERN VIRGINIA housing market now BUYER's market. Price increases are slowing down. Last 3 months around 5% annual appreciation
  • Home appreciation now at +5.3%---for August.
  • +4.9% home price appreciation in July.
  • +6.1% home price appreciation in June.
  • +9.5% in May.
  • WASHINGTON DC homes are depreciating! In past 12 months home prices have gone down -1.0%.
  • Previous month showed +3.6% annual appreciation.
  • MARYLAND housing market appreciation has plunged! Down almost 75% from 2 month's ago. Clearly now a Buyer's market.
  • Now +2.8% appreciation
  • Was +8.7% in June
  • +9.9% appreciation in May.
  • Tobin's NOTE: inflation is running at an annual rate of 8.3%. Despite what the Government says---I am seeing a recession in the housing market. Home prices are still increasing, however, annual appreciation has slowed a lot. For the first time in 2 years, my Buyers are able to ask for help with closing costs and we are able to do a full Home Inspection (and ask for repairs). It is becoming a BUYER's market.
Tobin's NOTE: Median price of home today in NORTHERN VA is $595,000. A +5.3% annual increase.

See below. Rents continue to go up. This is accurate information as it comes from the US Census.
See below. Big shift in housing "supply and demand". Now clearly a Buyers market. Why? Increasing inventory of homes for sale.
See below. Of great concern. Yes, CPI (Consumer Price Index) went down slightly in August to 8.3%. Expectation was CPI would be lower than 8.3% as gasoline prices have dropped a lot. Concern is that "core" (which excludes gasoline/energy prices) is growing and is at highest rate in 45 years---this is the "grey" shaded bar. Note, I drew "green" rectangle around it. When gas prices go up again this winter---and with growing "core inflation" we will have double digit inflation. This is why stock market dropped almost 1,300 points when this news was announced a few days ago.

  • Producer price index (PPI) up 8.7%---ouch. PPI is a predictor of future Consumer Price Index rise.
