It’s wonderful to see so many of you back in Marin as schools resume and familiar rhythms return. For those still savoring the last days of summer abroad, enjoy every moment.


One of our team highlights this season was hosting our second annual Community Partners Luncheon at our Ross office. Giving back is core to our mission, and with every closing, we donate $1,000 in our client’s name to one of several Marin County organizations, along with annual support for Kentfield and Ross Schools. To date, we are proud to have contributed over $400,000 locally.

This August, we welcomed the College of Marin (COM) to our list of academic partners. A special friend introduced us to the extraordinary impact COM has on our community, and Jonathan and I were fortunate to tour the Kentfield campus. We were deeply impressed with this gem of an institution, where many students are the first in their families to attend college.


A few highlights:



  • Enrollment: Kentfield Campus – 8,976 students (72%); Indian Valley Campus – 2,329 students (19%)
  • 86% of students are Marin County residents
  • Students span all ages: roughly one-third are 18–25, one-third 25–50, and one-third 50+
  • 56% are enrolled in for-credit classes; nearly 1 in 5 are studying English as a Second Language

Market & Economic Insights



Compass recently appointed Mike Simonsen, founder of Altos Research, as its first Chief Economist. For more than 20 years, Mike has been a trusted voice in spotting real estate trends before they make headlines. Starting this fall, we will share his weekly market videos in our newsletter to give you data-driven insights in real time.

Meanwhile, the Federal Reserve is signaling a likely September rate cut. As Mike notes, buyers respond more to a rate change than to the actual rate itself. According to Dominic Pomilia of Supreme Lending, a drop to 6% could make 5.5 million more U.S. households eligible to purchase a home—fueling up to a 14% increase in sales (National Association of Realtors).

The AI Boom & Its Impact on Marin


As noted in a recent New York Times article, the Bay Area continues to dominate the global AI economy. Justin Kunz, CEO of Inflection Capital Management, shared PitchBook reported that in 2024, the Bay Area attracted $70 billion of the $134.6 billion in global AI venture investment—more than half the worldwide total. This surge is transforming San Francisco and Silicon Valley into the epicenter of AI innovation and is drawing entrepreneurs, executives, and investors from around the globe. For Marin, the implications are profound. As the AI wave accelerates, demand for luxury properties in communities offering privacy, space, and quick access to the city continues to rise.

Marin Ultra-Luxury Market Update


Despite a “choppy” overall 2025 market, the ultra-luxury sector ($10M+) is thriving:

  • 2025 YTD: 14 sales over $10M (6 off-market), including four at $15M+
  • 2024: Only four sales over $10M (1 off-market), with none above $15M


Our team has been directly involved in several of these marquee transactions. Off-market activity remains particularly strong, as demand for beautifully renovated estates with park-like grounds far outpaces available inventory.
