In all my years living here, I have never seen a summer like this one. Day after day of beautiful weather and so many new 
and exciting things and improvements around us. It's been exciting watching our area grow up and to share this amazing lifestyle with you. And the excitement continues. The end of this month brings us the riveting Crown of the Continent Guitar Festival. I'll be there each night tapping my toes to new and great musicians such as Jim Messina, Lee Ritenour, Dweezil Zappa and more. Join me and we'll swing and sway together!

Let's talk about the market:
According to   Kelly Market Trends, m ortgage interest rates continue at record lows with the average 15-year rate at around 2.95 percent and the average 30-year rate at around 3.54 percent.  In the first seven months of 2016, 54.3%
of residential sales were on small urban or suburban lots, 22.2% were on half-acre to three-acre lots and 14.4% were 
on three to 20-acre tracts. There were also 31 waterfront home sales, representing 3.5% of the market.
 
The median sales price for the first seven months of this year is up to $252,000, compared to $233,000 for the same 
period in 2015. The seven-month median of $252,000 is up from the six-month median, which was $246,637. The median home price of the 157 homes sold in July of this year was $275,000. The current overall inventory level is lower than what is was a year ago, but up slightly from July.  Because we have about 14 months of inventory, I  always encourage my sellers to price their property  competitively. On that note, I would be happy to meet with you, go over the sold properties in your area, and help you find a price that makes  sense to you and reciprocally to prospective buyers that will drive them to your listing.
