It is still a very active industrial market! Our transactions in the last couple of months have included a lease by TruGreen at 332 Sagamore Avenue in Mineola (represented by Kevin Owens in our office), the purchase of 120 Terminal Drive in Plainview by Anton-Cerrone Associates, a lease with Alto Pharmacy in Plainview, and lease renewals and expansions by Trane Technologies, Sid Harvey, and International Integrated.

This Friday evening, August 13th is Scout Night at the Ducks game. We expect over 700 Scouts in uniform to attend. A Scout, accompanied by Kevin O’Connor, CEO of Dime Community Bank, will toss the first pitch of the game.
I will also be attending as president of Suffolk County Council.

This month’s article is about lease enhancement. Lease enhancement refers to a means of providing additional assurance to a landlord that a tenant will be able to live up to the terms of your lease. This can take many forms, such as security deposits, advance rent, and letters of credit. I discuss all of these alternatives and more in this month’s article, from both a tenant and landlord point of view.

Q: We are planning to lease a larger manufacturing facility on Long Island. Our broker says the landlord is going to require “lease enhancement”. What does this mean, and how should it be negotiated?
A: Lease enhancement refers to a means of providing additional assurance to the landlord that you will be able to live up to the terms of your lease. Landlords are concerned with the prompt payment of rent, damage to the premises beyond normal wear and tear, and amortization of their up-front costs over the term of the lease.
