Happy August!
The times they are a changing….FINALLY a marked drop in interest rates made their way to the mortgage industry with a huge sigh of relief for many potential homebuyers in the area. Interest rates that were previously in the mid 7% range are now in the mid 6% range and 15-year rates are now in the upper 5% range. As always, there are many factors that affect interest rates including the type of loan, credit rating, etc. These are the lowest rates that we have seen for the past year. It is a sure sign that the market is going to pick up even more than it has over the previous month. This is great news for Sellers as more Buyers will be entering the market and like-wise great news for Buyers as many that were pushed out of the market are now going to be able to begin to look for a new home.
The Shafer Team is now offering Property Management services to our clients. Brie Perrin, an outstanding agent on our team, will be overseeing the day-to-day management of the properties for our clients. She will work closely together with the agents on our team and their clients to provide top-quality, personalized, and customized support. It is our team’s belief that our clients deserve to have responsive agents that offer exceptional service. It is not our desire to be the largest property management provider in the area, just the best.

Happy AUGUST!
Happy August everyone! I hope that you had a fun July. School is back in session, so this could be a busy month for all the kids and families out there. It is hard to believe that Summer is only half over so please do not despair as there are still some fun family activities to do to finish out the late Summer season. In this month's article, I will be showing you guys some cool family-friendly festivals that are coming up soon.
First up, the 56th Annual Palisade Peach Festival! This is a super delicious Grand Valley tradition to celebrate the end of the peach harvest. There is food, a parade, and of course, peaches galore! This amazing festival will be held August 16th and 17th in Palisade. I hope to see you there!
Second, if you are looking for a really fun thing to do, try the Imondi Wake Zone. I went out with some friends a few weeks ago and took lessons to learn how to wakeboard on their cable wakeboarding system. It was a blast! The park will be open through September 15 and it is a great place to go to wakeboard, paddleboard, and also to enjoy their large inflatable water park. This is fun for kids and adults alike.
Summer would not be Summer if we did not have an old-time favorite coming to the area... The Beach Boys will be performing at Las Colonias Park on August 17th. The concert starts at 7:30 pm and ends at 10:00 pm.

The Market on Main presented by St. Mary’s Regional Medical Center is summertime’s signature event in Grand Junction, and is a showcase of farm products from the Western Slope and around Colorado. The Market on Main is a summer-long community event series drawing an estimated 5,000 visitors per week to the Downtown area.
The Market will run each evening on Thursdays beginning July 11 through September 29 from 5:30-8:30pm. (8:00pm close beginning 8/22/24 due to earlier sunsets). For more information including vendor and entertainment applications visit downtowngj.org.
