How to Care for Your Dormant Lawn

Bermuda grass flourishes during the warm summer months. It is a hardy grass that can normally withstand traffic and is easy to grow. Once established, healthy Bermuda grass will never need reseeding.

As the weather cools off, Bermuda grass does not die, but it does go dormant. The roots are still alive and well, but the green tops brownout. While many residents choose to overseed their winter lawns with ryegrass, some prefer to allow the Bermuda grass to rest unencumbered.
When you are not overseeding your lawn,
the HOA still requires you to care for it.

Below are some guidelines on how to care for a dormant lawn, which not only looks nice but encourages healthy growth come summer. These suggestions do not apply if you are overseeding. For information on overseeding, please search online.

Mow

The first step is to mow and edge the grass to achieve a tidy appearance. To reduce the stress on the Bermuda grass, do not scalp your yard unless you are overseeding. Always use a sharp blade and remove not more than one-third of your normal mow height.

Water

Before the dormancy starts, it is a good idea to water the lawn deeply. Deep watering helps to maintain the moisture on the soil. Once into the dormant stage, depending on the weather, water your lawn occasionally to rehydrate the grass and wet the soil down to a depth of five inches. This process will help the roots to stay alive during the winter.

Control Weeds

You are required to keep your yard weed-free regardless of whether you overseed or not. Some weeds thrive on a dormant lawn, creating an unsightly appearance and stealing nutrients from the turf roots. A broad application of herbicide can put pressure on turf. It is better to spot-apply herbicide directly to each weed or remove them by hand.

Do Not Fertilize

Do not fertilize a dormant lawn. Fertilizing will unnecessarily stimulate the leaves of the grass to grow, which stresses the root system in the dormant state.

Reduce Foot Traffic

During its dormant stage, reduce the usage of the lawn. Foot traffic on the brittle grass may damage the crowns, creating breakage, rapid dehydration, and possibly ending up with plain dirt. For a beautiful summer lawn, keep off the grass!
Security Reminders
If you need Security, call them directly at 480-518-3399.

Your Security Patrol Team
Here When You Need Them!
Security will NOT respond to text messages,
as they cannot authenticate the caller.

Augusta Ranch Security Patrol Team consists of three full-time armed guards that are licensed by the Arizona Department of Public Safety. The guards patrol our community approximately 18 hours per day, seven days a week, continuously changing schedules. They work through Valley Protective Services, Inc., and have a close working relationship with the Mesa Police Department, which may rely on our guards to assist when needed.

When is it appropriate to call Security?
Possible reasons to call Security might include parking violations, solicitors, trespassing, open garage door, criminal damage, animal control, lost/found property, and any suspicious activity, persons, or vehicles. For neighborhood non-emergencies, we're here to help!

Nothing is Allowed Posted
on Community Mailboxes
This is important, please understand. A percentage of your HOA dues was recently used to cover the cost of painting our community mailboxes. Let's take care in keeping them looking nice.

Flyers are strictly forbidden to be attached to community mailboxes.

You may not affix anything to them, including flyers, signs about missing items or pets, and advertisements.

WHY? When we attempt to remove a flyer that someone has attached, very often some of the new paint adheres to the tape and comes off. Unfortunately, when this happens, whoever posted the flyer will be responsible for covering the expense of repainting.
VANDALISM
YOU can make a difference!
Your HOA dues are unnecessarily paying for vandalism and damage, funds that should be going to regular maintenance, community improvement projects, and events.

Parents, would you please talk to your children about vandalism? Let them know about the expense involved and how causing damage could cost your family personally.

To all residents, if you see any vandalizing of property in Augusta Ranch, please call security at 480-518-3399. Take photos if possible. All calls are confidential.

If you have any questions, don't hesitate to give Kamin a call at 480-354-1236.

To the vandals and thieves, we are prosecuting to the fullest extent permissible by law. You should be ashamed of yourselves for committing any crime, let alone against your neighbors!
Why Has My Cat Disappeared?
Facing the Reality of a Shared Environment.
We are receiving more reports of missing cats! Please read this to prevent your pets from disappearing.

New residents of Augusta Ranch may not be aware of the wild animals roaming our neighborhood, who are doing their best to adapt to the encroachment of humans into their territories.

As we increase human populations and develop formerly wild areas, we cannot help but come face to face with wildlife. Coyotes, bobcats, mountain lions, owls, hawks, raccoons, and javelina have been sighted in our neighborhood.

In terms of their diets, many of these animals are generalists, which means they don't have narrow requirements for food. When possible, they live off their natural prey, but they will adapt to preying on domestic animals when necessary. Our pets, especially cats and small dogs, are vulnerable to this unfortunate end.

Pets may mistake a coyote for a friendly dog, which allows the coyote to approach deadly close. As well, our pets are not nearly as fit physically as wild predators and may be easily outrun and outmaneuvered.

Never leave food outside for your pets. The enticing aroma of free food may lure some predators into your yard, where your pet becomes the entree. Coyotes, javelina, raccoons, and roof rats are also attracted to fruit and vegetables (pretty much anything edible), so be sure to secure your garbage cans and compost piles.

If you love your pets, and we know you do, please be vigilant over their safety. Cats roaming around alone at night are in the greatest danger. If possible, keep them indoors. If they must go outside, consider transforming your patio into a fenced-in "catio" or training your cat to go out on a leash. We know that is not the most comfortable solution, but it's better than losing Fluffy.
Please Stay Off the Golf Course
Unless You Are Golfing!
As the weather cools down, the golf course appears inviting for a bike ride, walk/run, exercising pets, or as a shortcut for going home. Every day, we see more people on the golf course who do not belong there!

The Augusta Ranch Golf Course is for golf only. No trespassing signs are located throughout the course. The no-trespassing rule is designed to keep everyone safe, including, but is not limited to, the golf maintenance crews who are out before sunrise, golfers playing at dusk, and other approved construction/utility crews.

Trespassing is defined as anyone on Golf Course property at any time, day or night, that has not checked in at the pro shop and paid the daily green fees. Please remember to have your receipt from the pro shop with you while playing. If you do not have a permit, golf course employees and security are authorized to ask you to leave, issue warnings for trespassing, or request police arrest of trespassers.

The courses are busy places at all hours. When the course is closed, it is imperative to obey the no trespassing policy. Heavy equipment may be in use, and there may be workers on the course performing various tasks. Sprinklers go off multiple times. The course has many degrees of elevation changes that increase the risk of falling and tripping without proper lighting and equipment. There is also the wildlife factor of coyotes, bobcats, and mountain lions.

Please note that even though Augusta Ranch residents pay HOA fees, doing so does not authorize them to be on the Augusta Ranch golf course nor assume ownership of golf course property. The public is also not allowed access to the back of a homeowner’s property located on the golf course without prior approval.

We have to be passionate about the no trespassing on the golf course rule as this is a MAJOR safety and liability issue. Your cooperation is sincerely appreciated, and we encourage your participation in sharing this information with your fellow residents. Parents, please speak to your children so they know the severity of this issue. If you have any questions, please call Kamin at 480-354-1236.
