The economy is booming.
Low unemployment
,
rising interest rates
and
heightened consumer confidence
are optimistic macroeconomic signs of an expanding economy. Hotel occupancy rates are increasing, another sign of a robust economy. West Virginia tourism officials have celebrated a significant uptick in hotel occupancy in year over year travel. Hotel stays are great for our regional economy as it means folks are supporting our local businesses while paying a lodging tax.

Where can you find an investment with a double digit cap rate for an asset less than five years old which has 600+ feet of interstate frontage and exposure of 50,000 vehicles per day? Even better, where can you find all that plus a “hands off” scenario? Black Diamond has an opportunity generating significant interest.
The asset is a
Suburban Extended Stay Hotel
that fronts I-70 at The Highlands (Cabela’s) exit in Triadelphia (Wheeling), WV. Constructed in 2012-2013, this
120-room hotel
is well-positioned in the heart of the Marcellus/Utica shale O&G plays while being close to numerous restaurants and big box retailers. The hotel is experiencing strong occupancy and ADR. The hotel has been voted Choice’s Suburban Hotel of the Year four times since it was constructed. Click the blue button below to review our detailed marketing flyer.

WVU Mountaineers Defeat Tennessee Volunteers 40 to 14
I-79 and West Virginia’s country roads took several members of the BDR team southbound for WVU’s clash with Tennessee. Charlotte is a beautiful, newer, sprawling city with a vibrant mix of restaurants, bars and entertainment including Uptown’s Epicentre. On game day, Charlotte’s hot, humid weather did little to dampen the mood of Mountaineer nation. West Virginia’s favorite team played intense, hard-nosed football from start to finish.
The result... a
40-14 victory
over the 10th winningest program (833 victories) in NCAA college football history. Wrapped arm and arm, thousands of Mountaineers enjoyed singing our favorite tune, Country Roads. The six hour journey felt faster carrying home a big victory filled with Mountaineer pride. West Virginia University’s 746th victory was a sweet one!
