A formal groundbreaking ceremony was held this morning for the 36-story Atlantic Station (formerly Block 45) tower in Overtown, marking the beginning of construction on what is set to be the largest single-phase mixed-income Transit Oriented Development to ever get underway in Miami-Dade County. Site work has been underway since at least November. The mixed-use development designed by renowned architecture firm Bermello Ajamil & Partners will include a combination of residential architecture and retail space.
According to the developers, the Atlantic Station will include 616 apartments, 5,013 square feet of retail, 15,093 square feet of a full-service restaurant, 5, 013 square feet of fast food restaurant, and an 8-story garage with 605 parking spaces. The developers said last week that 360 of the 616 units will be workforce housing. The multi-family residential development will feature upscale apartments and amenities including a sunset-view recreation deck with two pools, a dog park, a fitness center, an outdoor kitchen, a club lounge, and a work-from-home center.
The ground floor will feature retail and restaurant space surrounding an interior courtyard with lush landscaping and a water wall. The new name is said to be inspired by its central location and access to transit including the Brightline train station, Metrorail, and Metro-mover stations. The Atlantic Station is being supported by the county as a General Obligation Bond Project, with funding from Miami-Dade County's Building Better Communities Bond Program. The development is designed by Bermello Ajamil and Partners, a firm with a reputation for creating innovative and sustainable designs.
