Rookie Tip- Photo Quality & Quantity As A Differentiator

Are you getting the listing appointment but not the listing? Use photo quality & quantity as a differentiator. Look in the MLS public search site, so many listings only have the curb/ exterior photo and none other, many have 5 photos or less. Many photos are of poor quality, dark, fuzzy, fishbowl lens, and even worse photos that show absolutely nothing (a closet door) and worst of the worst several photos of the same white toilet in the bathrooms. Invest in a professional photographer who understands lighting and composition. At least 25% of the photos should feature the kitchen from several different perspectives. When at a listing appointment, show the seller your photos and then compare them to photos in the MLS. Let the seller know these facts from NAR:

  • Homes with high quality photography sell 32 percent faster.
  • Homes with more photos sell faster, too. A home with one photo spends an average 70 days on the market, but a home with 20 photos spends 32 days on the market.
  • For homes in the $200,000 to $1 million range, those that include high-quality photography in their listings sell for $3,000-$11,000 more.
