Did you know that the vast diversity of vehicles at work and play in Babcock Ranch has an equally diverse set of parking regulations? Cars, trucks, golf carts, RVs, and boats all share space in our community, but not all spaces share the same community guidelines.
For 18 hours a day, most vehicles are allowed to park in any properly designated areas such as driveways, roadways, and lots. However, between the hours of 1:00 a.m. and 6:00 a.m., no vehicles may park on the street, and golf carts, boats, trailers, and other similar vehicles cannot be parked in a driveway.
Drivers must also be careful not to block access to any sidewalk or park on any landscaped area. Large vehicles, such as motorhomes or commercial vehicles, are allowed to park outside garages as long as they fit within the driveway's footprint. Inoperable or wrecked vehicles must be stored inside the garage.
For commercial vehicles too large to comply with community standards, Babcock Ranch offers outdoor parking spaces for overnight and extended stay accommodations.
Community Patrol will remain vigilant in safeguarding the community's welfare by monitoring activities in Babcock Ranch neighborhoods. For more information, contact the HOA office.

“Do I need to apply to reseal my driveway or patio?”
- No, an Architectural Change Application is not required to reseal paver areas, as long as the color and material remain unchanged.
“What type of fence is allowed on my lot?”
- Permitted fence types depend on the location of your lot. Most lots in Babcock allow for the 4' Amenity Fence style. If your lot is not lakefront or located on an arterial road, you may also be eligible to install a 6' Privacy Fence. You can find the full Fencing Criteria at www.babcockranchliving.com by clicking the green 'Architectural Change' button. This document outlines the fencing requirements and indicates where each type of fence is permitted.
“Do I have a Waterview lot?”
- This answer depends on your lot’s location. If you have an unobstructed view of the water—meaning no other property is directly in front of you—or if your lot includes a Lake Maintenance Easement, you most likely have a Waterview lot.

Be Prepared and Stay Informed in Case of Emergency
June 1 officially marks the start of the Atlantic hurricane season and runs through November 30. In the event of potential future hurricanes or any other emergency event, it’s critical to be prepared and stay informed. If you haven’t already, be sure to sign up for emergency alerts from Babcock Ranch via the CivicReady notification system. You can sign up here. We strongly encourage you to share this email with your neighbors to help spread awareness about hurricane preparedness.
The Babcock Ranch Field House is designed to serve as an emergency shelter during an emergency event such as a hurricane. One of the regional counties manages the activation of the Field House as an emergency shelter for their operational use, and it will remain as an emergency shelter until it is no longer required.
Babcock Ranch has its own water utility separate from Charlotte County, providing potable water and wastewater needs to Babcock Ranch residents. In the event of a boil water notice, the utility will notify Babcock Ranch residents with communications such as this email.

- The northern cardinal is a year-round native Florida resident and fills nature’s ambience with high-pitched chipping notes and sweet whistles.
- While both adult males and females have a black face with a thick red-orange bill and are adorned with a sharp crest at the top of their head, they are sexually dimorphic, as the males are shaded with vibrant red feathers and the females are brown with warm red tinges on their wings, tail, and crest.
- These beautiful birds primarily feed on seeds and fruit, supplemented by some insects. During the spring and early summer, cardinal couples, which mate for life, become infatuated with defending their breeding territory due to the effects of aggressive hormones and will fiercely fight intruders without giving up.
- These “intruders” can even be their reflection within a window or car mirror, and they will fight this illusion by repeatedly attacking their reflection. To conserve their energy and protect your car mirrors, you can help by placing a towel over the side mirrors.
- In preparation for nesting, males bring the females nesting material, and the females build the nest to their standards, which consists of four layers: coarse twigs covered in a leafy mat, lined with grapevine bark, and topped with grasses, stems, rootlets, and pine needles.
- Did you know that many see cardinals as spiritual messengers from our loved ones who have moved on, which bring comfort and joy as they remind us that bonds of love are always connected.
- Cardinals also represent the beauty of life’s energy with their vibrant color, urging a renewal of growth and a spark of life to be re-ignited.

The landscape team would like to remind you to make sure your rain sensor is on and active. Running your irrigation system during or after a rain event can do more harm than good! Excess water can cause waterlogged and anerobic soil conditions, further leading to root rot and fungal diseases. An active rain sensor prevents overwatering by automatically pausing your irrigation when Mother Nature does the same. Your lawn-and your wallet-will thank you!
