42nd Ward Development Update:

330 North Clark Street

In 2016, the City Council approved a Planned Development (PD) to construct a hotel at 330 North Clark Street. Click here for more information. The property owner has not moved forward with the approved hotel due to the negative economic impact caused by the Coronavirus pandemic.

The property owner is now seeking a technical amendment to PD 1342 to allow “residential” as a permitted use. No other change is being proposed. Any future residential development at the site would require additional review and a secondary PD Amendment in order to define the specific number of residential units and parking spaces allowed on the site.

Without this amendment, the PD would expire in September 2023. This technical amendment would keep in place all of the other community benefits that Alderman Reilly negotiated when the original Planned Development was approved in September of 2016. These improvements include the following:

  • Prior to issuance of Certificate of Occupancy, the applicant agrees to remove the existing traffic signal at 320 North Clark Street and to perform a traffic signal warrant study to determine whether a new mid-block pedestrian traffic signal should be provided on Clark Street adjacent to the project’s proposed entrance driveway.
  • If warranted, the applicant agrees to fully fund, install, and activate the traffic signal prior to issuance of the Certificate of Occupancy. The applicant also agrees to install countdown pedestrian signals at the intersection of Clark Street and Kinzie Street prior to the issuance of the Certificate of Occupancy.

This amendment will be reviewed at an upcoming Chicago Plan Commission meeting with subsequent approval required by City Council. As part of Alderman Reilly’s transparent community process for new developments, your comments and observations are welcome on this project.
