Fannie Mae Lowers Forecasts for Mortgage Rates, Home-Price Growth

Fannie Mae's Economic and Strategic Research (ESR) Group has revised its forecasts for mortgage rates and home-price growth downward in its July 2025 Economic and Housing Outlook. Key updates include:


  • Mortgage Rates: Now expected to end 2025 at 6.4% and 2026 at 6.0%, slightly lower than the previous projections of 6.5% and 6.1%, respectively.
  • Home Price Growth: Forecasted to grow 2.8% in 2025 and 1.1% in 2026, down from earlier estimates of 4.1% and 2.0%.
  • Home Sales: Total home sales are projected at 4.85 million units in 2025 and 5.35 million in 2026, reflecting a modestly optimistic outlook for housing activity despite slower price growth.


These adjustments reflect expectations of a more stable interest rate environment and a cooling in home price appreciation, likely influenced by broader economic conditions and affordability challenges.
