From complete gut job to #BasementGoals!
Our lovely clients have a basement rancher located in the heart of Farragut. However, since the bottom half was virtually uninhabitable and only used for storage, they were limited to the 1000 sq ft upstairs of their home. They were faced with the decision to find a larger house or renovate the bottom half of their home into living space. After weighing the financial pros and cons, they decided to renovate and called us to set up a consultation!
The bottom half of the basement rancher consisted of five rooms; a den (19 x 11 ), a bedroom (12 x 11), a laundry room, and a non functioning bathroom. The walls were all concrete blocks, the ceiling was open, the floors were concrete, and the staircase was poorly built and unsafe. You know, a typical unused basement. The first step of the project was demolition and clearing every room.
What a transformation! Aside from the visible differences, our team redesigned the bathroom layout to make use of the space under the stairs which massively increased the shower size and changed the bathroom layout. The staircase was rebuilt to correct issues with slope and riser height then finished with new hardwood treads and a handrail.
The electrical supply was re-wired for new LED recessed lighting throughout, dimmers, and new receptacles to bring the finished space to current building code. New drywall was installed throughout including insulation board on block walls. We installed a commercial duty, vinyl plank flooring that looks like hardwood but is designed to go over concrete.
In addition to new finishes, we replaced the windows and trim in the den and built a custom bookcase, a creative closet in the bedroom, and storage spaces throughout. The cost per square foot to finish this space was half of what it typically costs to purchase a new home. Our clients gained a significant increase in square footage and added immense value to their home. Needless to say, they're pretty happy with their decision!
