Dear Neighbor,

As part of Beach Cities Health District’s efforts to keep the community informed about construction projects taking place on our campus, I am writing to let you know about some of the work being done on the BCHD Campus:

Sunrise Senior Living - 514 N. Prospect Building: The due diligence period for Sunrise Senior Living has been extended, as final details are being worked out. The BCHD Board of Directors is expected to consider an EIR Addendum for the previously certified Healthy Living Campus EIR at its public meeting on October 28. Once the ground lease is executed, the next steps will be to apply for entitlements with the City of Redondo Beach and begin the process for a Conditional Use Permit for the project.

allcove Beach Cities - 1272 Beryl Street Lot
Grading work is complete for the permanent home of allcove Beach Cities, and concrete for the building’s footings has been poured (see photo below).
The construction schedule (M–F, 7 a.m.–6 p.m.) has been adjusted to include permitted Saturday work (9 a.m.–5 p.m.) at the site, in accordance with Redondo Beach Municipal Code Section 9-1.12. The allcove Beach Cities building is now scheduled to be completed by May 2027.

Center for Health & Fitness - 510 N. Prospect Building (Top Floor)
BCHD’s Center for Health & Fitness (CHF) continues interior renovations on the building's top floor and began installing drywall this month (see photos below).

Soon, construction teams will complete additional asphalt and concrete work to improve the south entrance area. This work - expected to start Oct. 26 and be completed by Nov. 7 - will include construction noise and traffic rerouting (see map below) on campus during construction. Visitors looking to access the parking structure adjacent to the 510 Prospect building will need to use the main entrance to the campus (at the traffic light), then turn right to access the structure. The south entrance to the structure will be closed while this work is being done.

The project is currently on schedule, and the new center is expected to open in March 2027.

In conjunction with construction at the site, CHF has launched a "Spooktacular" fundraising effort to purchase new equipment for CHF, which would enable the center to open with new cardio equipment (treadmills, arc trainers, bikes, and seated steppers) as well as new yoga and group exercise equipment (dumbbells, bands, mats, etc.). If you would like to support this effort, you can do so at https://givebutter.com/centerforhealthandfitness

Program of All-Inclusive Care for the Elderly - 510 N. Prospect Building (Main Floor)
LA Jewish Health, a Program of All-Inclusive Care for the Elderly (PACE) provider, has completed its interior tenant improvements on the main floor. Additional exterior work near the north entrance of the 510 Prospect building is expected to begin by the end of the calendar year.

(Note: The 510 Prospect Avenue building is not owned or operated by Beach Cities Health District. Work was done on the main floor of the 510 building by a contractor hired by the new PACE tenant.)

Responding to Public Input about the Healthy Living Campus Project

BCHD has engaged with the community in many ways over the last decade regarding plans for the Prospect Avenue Campus. The Health District has taken numerous steps in response to comments it has received from residents, including:

  • Reducing the number of Residential Care Facility for the Elderly (RCFE) units (assisted living, memory care) from more than 400 to 217;
  • Changing the placement of campus buildings away from the eastern border of the campus in response to Torrance neighbors;
  • Reducing the number of stories in the RCFE building from six levels to four; The height of the buildings was approved to be 82 feet tall in the certified EIR; current plans call for a maximum height of 60 feet;
  • Reducing the length of construction from nine years to four;
  • Keeping the 510 Prospect Ave. building after concerns were raised by neighbors on Diamond St. The 510 building is the future home of the Center for Health & Fitness and a Program of All-Inclusive Care for the Elderly (PACE) center.
  • Open space is part of the campus plan, a feature we heard about from residents during study circles conducted early on in the planning process;
  • An aquatics facility is also being planned, again in response to residents’ input.
