Prefabrication Possibilities

Innovation and continuous improvement are core to our company. These principles have propelled our organization to where we are today and will fuel our continued growth. In pursuit of innovation, I have been tasked with increasing the implementation of prefabrication and modularization throughout our company. For those new to the concept, prefabrication is building components and modules in a manufacturing facility offsite, and then transporting these subassemblies to a jobsite for use.
While often this concept may feel more “pie in the sky” for many, the benefits and impact of prefabrication are real. This approach makes our jobs safer, helps mitigate onsite labor shortages, provides cost surety for clients, speeds up assembly, and assures a high-quality end product.
Think of it this way – you need a new dishwasher in your home, and you could either buy all the parts to build your own or purchase a dishwasher ready for installation. If you took the DIY approach, imagine the number of parts you would order, receive, and organize in your kitchen; imagine the amount of packaging you would have to dispose of; imagine the disruption to your home. On top of that, you would have to spend the time to assemble the dishwasher, and then consider the quality of the end product. Instead of DIY, I would choose to buy the dishwasher complete and install it in under an hour. Yes, this is a personalized example, but analogous to the opportunity we have to change the way we build. Think of this opportunity on a much larger scale - hundreds of rooms and components for a single project.
Another advantage of this approach is that work can be performed in parallel rather than series. We can be doing structural work at the site while finish work is being performed in a factory without the risks of weather, theft, and vandalism. This not only gives us time to manage potential supply chain delays, but also results in fewer parts being sent to the site, less dunnage, and improvements to the field conditions and site disruption due to less onsite labor. Overall, prefabrication removes both time from our project sites and general conditions cost, while improving our delivery lead times.
The CATCH… utilizing prefabrication requires a shift in our mindset. We need to start asking ourselves from the beginning of every pursuit and preconstruction phase how we can involve either prefabrication or modularization in our projects. Can we buy prefabricated components, like elevators? Can we fabricate our own kitchens, baths, mechanical closets, walls…? Early involvement and integration is critical to the success of this delivery model.
I look forward to embracing this mindset together to grow our business and further position ourselves as innovators and leaders in our industry.

Earlier this month, we celebrated Women in Construction (WIC) Week! From lunch and learns to specially decorated cookies and hard hat stickers to social media blasts, there were a lot of exciting happenings throughout the company to celebrate our robust roster of talented women!
While this celebration ran from March 6th to March 13th, we recognize that the impact women have on our business and industry reaches far beyond the span of a week. Thank you to our Weitz, Contrack Watts, and Orascom Construction USA women for your many contributions!

Setting Up New Suppliers & Vendors
|
Are you using a new supplier or vendor? If so, remember it will need to be set up within the Company’s financial systems to facilitate payment of invoices using the "Address Book Form,” which you can access here.
As a heads up, there are three requirements to complete the setup:
- The request must be made through the Address Book Form in SharePoint.
- A signed W-9 form from the supplier/vendor must be submitted to ASG.
- A signed Self-Certification form from the supplier/vendor detailing ownership designation must be submitted to ASG.
This third item is a new requirement established in partnership with the Company’s Diversity, Equity, and Inclusion Council, in support of our organization's effort to track and increase the engagement and utilization of diverse/small businesses. The form assists us in accurately reflecting the diverse ownership status of our suppliers and vendors within our systems. It provides a list of options to select as applicable, such as “Minority Business Enterprise," “Woman-Owned Business Enterprise,” “Veteran-Owned Small Business,” and etc. The accuracy of these designations is key to providing meaningful information to many stakeholders, including our clients. Staying On Top of IT - Boosting Box Link Security

Did you know you can set your Box links to expire at a future date? This feature and many others (requiring a password, custom URLs, etc.) are just a few ways you can enhance both your experience and security on Box.
When sharing a file in Box, our default link style is “People in your company” which helps keep our data from accidentally being shared with those outside of our organization unintentionally. If you choose to change this to “People with the link,” you can then click “Link Settings” to access and edit additional details like: the link expiration date, creating a custom URL for a “prettier” link, or controlling whether the recipient can download a copy of the file.
The link expiration settings are a great way to allow access to a file for a short period of time, as well as to revoke access at a later date to manage where information is being shared. Keep in mind, anyone with the link can access the file, even years from now. It is recommended to set your expiration date to the shortest duration that is reasonable to share the information.

Cybersecurity Tip - Fight Off MFA Fatigue
|
By now, you are likely used to receiving multi factor authentication (MFA) push notifications on your cell phone. Between accessing Okta and other personal applications, getting these MFA notifications is likely a daily occurrence. Beware though as hackers are now trying to use this feature to gain access to user accounts. Once they have a valid username and password, they repeatedly send MFA push notifications to the user to trick them into authenticating their login attempt.
This type of attack aims to exploit human behavior tendencies to gain access. The hope is that the user will get tired of receiving the repeated notifications, so they will eventually accept them to make them stop. Remember, any legitimate MFA push notification will be initiated by your action (logging into Okta, banking app, etc.). Any unexpected push notification should be declined and/or investigated. Job Title: Payroll Controller
Time with Weitz: 33 Years
Theme Song for Your Life: WOW! This is a tough question!!! I love so many different genres, and like all of us, have had so many different stages in life, I really couldn’t narrow it down to just one!!! I listen and sing along to music ALL the time, but I definitely need to keep my day job!
How did you decide to pursue a career in construction? In the beginning for me, it was a career in Accounting that happened to be at a construction company! It’s funny how that has shifted. I now see myself as working in construction as an accountant.
What is your favorite aspect of your role? I really enjoy working in a team that’s part of Shared Services. Being in Payroll allows me to support employees all across the company in so many different ways. I like being able to create opportunities within our department and then seeing the growth of our employees, which is satisfying and exciting. We have such a great group of employees on the Payroll Team!!!
Any advice for those new to our team? Work hard and have fun! Weitz is an awesome company that has a lot of opportunities which will come your way. Embrace the challenges and enjoy the skills you develop along the way! You will find yourself with a satisfying career!
Why do you enjoy working for The Weitz Company? I’ve been at the company for a long time and have seen a lot of changes over of the years. I have so much respect for our leadership which has demonstrated our ability to change and grow over the years and by having an exciting strategic plan for continued success in the future. Our core values are not words written on paper to check a box, but rather something we all proudly embrace and lead with. Most recently, I’m excited about our part in the Construction Inclusion Week and our community involvement.
How do you Build a Better Way? Supporting the business needs while always keeping the core values forward. The payroll department supports our biggest asset, our employees, by paying them accurately and on time.
