Just a Kid From Hosston
Don Morant, the youngest son of Bessie Clark Morant, grew up in Hosston, Louisiana, attended North Caddo High, and completed his undergraduate study at the University of Michigan.

As the Head of Interior Design for Veterans Affairs in Augusta, Georgia, Don expanded his interest in real estate and co-founded the Augusta Real Estate Investors Association (REIA). In 2015, he launched I Buy Houses Cash, helping homeowners find solutions, renovating houses, and revitalizing neighborhoods.
Today, REIA has hundreds of members. Don is recognized as a “go to” authority in real estate investing and is a seasoned trainer and private coach. He has guided young and old to create the life they want by maximizing the time spent on what brings them joy.

A tree on the side of the church has been there for many years. Many people stood under the tree to get cool and wipe their sweat with their handkerchief. As the tree grew, many members have passed under its protective limbs. But as the tree continued to grow, I can see the green leaves trying to hold on, but they are fading away.
Now as I see this tall tree, it is leaning over, the branches are leaning over all together. They are like a family leaning on God. Like God, people are tired, but like the branches, they are still hanging on.
Now the tree is old. The branches almost touch the ground. The roots are holding the branches together. They keep the branches from falling. One day this tree will fall. I don’t know how long that will take, maybe months, maybe years. Until then, I will still be watching the old, old tree by the church.

A Summer Gardening Checklist
|
- Deadhead faded flowers. Remove spent blooms to encourage the growth of more leaves and flowers.
- Water often. Flowers need water two to three times a week. Trees and shrubs need two gallons of water per foot of height weekly.
- Keep weeds pulled that spread by reseeding.
- Mow grass taller so that leaf surfaces can get more light.
- To select a good watermelon, thump it to determine how ripe it is. Ripe melons sound hollow. Unripe melons sound like you're thumping solid wood.

THE HOUSING MARKET
The introduction of a global pandemic in 2020 brought us face-to-face with some unprecedented issues and obstacles as homeowners. Whether it was the loss of a job, reduced hours, or the loss of a loved one to COVID, the ability to make mortgage payments was negatively impacted for many people. Some of us added a new term to our vocabulary — forbearance.
The federal government stepped in with the CARES Act, which stipulated that Americans could receive mortgage forbearance. As a result, we won’t likely see the number of people in default or foreclosure until all extensions have been exhausted. By July of last year, according to Black Knight research, more than 4.1 million forbearance plans were in place. So you or someone you know may very likely be in one of those plans.
Unlike the last housing crisis, where most of us saw our property values plummet, almost all properties have increased in value. If we were on the Oprah show, she would be pointing to each of us saying, “You have equity and you have equity ….” The average sold price went from $193,000 in 2020 to $237,000 in 2021. Market trends show that the average single-family home was on the market last month for 18 days or less, as compared with 39 days in March 2020. In this market, sellers are not being asked to contribute to closing costs and there are as many as 25 to 30 offers on every property.
So, for those who know that when they exit the forbearance plan they won’t be able to make their mortgage payments, don’t wait. If you or someone you know is in this situation, please contact me before your forbearance period ends. Let me help you understand your options — of which there are several — before it's too late.
