On October 23rd, the Bank of Canada made another move in the right direction, lowering the key interest rate by a full 50 points. This will be felt immediately by people with variable mortgages, but I don't think it will have a noticeable effect on the fall market, though combined with another predicted rate drop in December, could add some fuel to the spring market. Interestingly, sales in October were up by 36% compared to last year. You'll find full market stats at the bottom of this email.

Greater Toronto Area (GTA) home sales increased strongly year-over-year in October 2024. Over the same period, new listings were up, but by a lesser annual rate. The result was tighter market conditions compared to October 2023. The average selling price was up slightly on an annual basis.
