In 2024, Urban Land Conservancy advanced its goal to steward affordable real estate for community benefit. Here are a few ways we made an impact last year.

Housing comes to Mosaic Community Campus


In partnership with nonprofit developer Archway Communities, ULC celebrated the opening of 154 affordable apartments. It’s the first housing on the Mosaic Community Campus, and it’s held in ULC’s community land trust for permanent affordability. NOTE: ULC’s 2023 strategic plan called for supporting the development of 1,500 new, affordable homes by the end of 2025 — a goal we’re on track to exceed.

ULC breaks ground on 102 all-electric, affordable homes


At the end of May, ULC broke ground on The Irving: 102 affordable homes in the West Colfax neighborhood. With 100% electric and solar power, The Irving's residents will enjoy the benefits of sustainable living and lower energy costs.

South Platte Crossing tops out


Crews celebrated the topping out of 60 transit-oriented apartments in Commerce City. Located near the RTD N Line’s 72nd Avenue Station, South Platte Crossing is slated to open in fall 2025. ULC’s community land trust ensures affordability for at least 99 years.

INNOVATIVE REAL ESTATE SOLUTIONS

Housing coming to Northeast Park Hill transit site


Following 12 years of land banking and community engagement in Northeast Park Hill, ULC sold 4 acres near the 40th & Colorado transit station, to Elmington Capital. New zoning opens the door for Elmington to deliver 300 affordable apartments. ULC retains 2.5 acres, leaving the possibility for additional community-serving uses.

Westwood celebrates 10 years of Thriftway Pocket Park


We recently joined the Westwood community to celebrate 10 years of resilience, transformation, and play at ULC’s Thriftway Pocket Park on Morrison Road. Long an abandoned market, the site is now a recreational and community-gardening space.

ULC & Brothers team up


In 2024, ULC enlisted the longtime Denver nonprofit Brothers Property Management to oversee operations at all ULC-owned apartment buildings. This mission-driven collab prioritizes resident well-being and quality of life in homes that are affordable.

ULC deepens its commitment to Aurora communities


ULC supported BMC Investments’ and Mile High Development’s Fitzsimmons Gateway Apartments – 210 affordable homes in Aurora for households earning $31,000 to $73,000. ULC’s unique role was purchasing the land from the development team and leasing it back to them for 99 years via our community land trust, ensuring long-term affordability.

SUSTAINABILITY

Social Enterprise Foundry receives Energy Star certification


ULC’s Social Enterprise Foundry in Sun Valley earned the EPA’s Energy Star certification, ranking it more energy efficient than 90% of similar properties nationwide. The foundry is home to three sustainability-minded nonprofits, with rooftop solar that offsets 100% of their energy use.

Exploring geothermal possibilities


ULC received a $72,500 grant from the Colorado Energy Office to explore the feasibility of using geothermal energy at the Mosaic Community Campus. If feasible, a geothermal system could lower energy costs for users and significantly reduce the campus’s carbon footprint.

ULC shares knowledge beyond Colorado


This year eight foundations based in Texas, New Mexico, and Minnesota traveled to Denver to learn about ULC’s place-based real estate work and how similar concepts might be applied in their states.

New position brings new focus at ULC



This fall, ULC created a new director of strategic partnerships position to lead ULC’s efforts to form and maintain relationships with nonprofits, businesses, philanthropic organizations, and funders. Please join us in congratulating Autumn Brennan as she steps into this new role!
