"Central Texas housing market holds steady in October with balanced inventory and rising pending sales"


Happy Thanksgiving to you and yours. According to the October Central Texas Housing Report released by our MLS provider, pending sales increased 5.8% to 2,463 sales, and inventory ticked up to 5.3 months across the Austin-Round Rock-San Marcos MSA. Marking the seventh straight month of price stability, median sales prices rose 1.4% year over year to $439,000, while closed sales dipped 9.6% year over year to 2,238 sales across the MSA.

"How Mortgage Rates are Set"


The Fed's bank rate effects short term borrowing, like credit cards and car loans. The Fed doesn’t directly set mortgage rates. Instead, they’re influenced by several factors, from the Fed’s interest rate policy decisions to bond market investors’ expectations for the economy and inflation.

Mortgage rates generally follow the trajectory of the 10-year Treasury yield, which lenders use as a guide to pricing home loans.


***The key to lower mortgage rates will be decreasing inflation and a steady but not overheated job market.

Artificial Intelligence says a 30-year rate fixed Texas mortgage is approximately 6.05% to 6.44% APR today, while a 15-year fixed mortgage is around 5.57% to 5.72% APR. Rates can vary by lender and specific loan terms. "Our opinion and always advice, get a quote or 3, we have good options."

As far as play goes, watching Georgetown High in the football playoffs has been fun, and as usual I've had some cool wildlife encounters at the ranch along with a motorcycle date night with C.J. last week at Dahlia's.
