June 2026

As we head into summer, the market is beginning to settle into a slower seasonal pace as travel and vacations pick up. While some listings may take longer to move, properly prepared and professionally presented spec homes are still standing out and maintaining strong momentum, especially in the higher-end market where inventory remains tight.

From our perspective, builders and contractors who approach their listings with a strong presentation strategy continue to have the advantage.

In this month’s newsletter, we’re sharing a recent staging success story, updates including our new warehouse location, behind-the-scenes moments from recent projects, and a closer look at how to properly prepare your spec home for staging before it hits the market.

Let’s get into it.

From first impression to final offer, staging is your property’s silent closer.

SPOTLIGHT

Strengthening Our Builder & Spec Home Staging Capacity

As demand continues to grow across the builder and spec home market, Staged Interior has continued expanding both our operational capacity and inventory offerings to better support larger-scale projects and timelines. As part of that growth, we recently acquired the assets of local staging company Right Fit Staging, allowing us to further strengthen our inventory, streamline resources, and expand the level of service we can provide throughout the region.

Our goal has always been to create efficient, high-quality staging solutions that help builders and contractors present completed homes at their highest potential, and this expansion is another step toward supporting that mission at an even greater scale.

SWEET SUCCESS

From Spec Build to Successful Sale

This month’s featured success story takes us to 627 Ava Cir NE in Washington, DC, a newly built home represented by Steven Watson that sold in just 3 days on the market and closed $105K over asking.

For builders and contractors, results like this reinforce the importance of market-ready presentation before a listing goes live. When new construction is thoughtfully staged and positioned correctly, it helps buyers immediately connect with the scale, lifestyle, and potential of the finished product, leading to stronger interest and faster sales.

For this newly constructed home, our staging strategy focused on highlighting the quality of the build while helping buyers connect with the finished product. The open-concept layout offered excellent scale and flow, so we used furnishings and accessories to define each living space and demonstrate functionality without distracting from the home's architectural features.

The neutral, polished design complemented the finishes, maximized the impact of the natural light, and helped transform a completed construction project into a move-in-ready home that buyers could immediately envision themselves enjoying.

For the primary bedroom, our staging strategy was designed to highlight the scale and quality of the space while reinforcing the home's move-in-ready appeal. The furnishings were selected to complement the finishes, define the room's functionality, and showcase how comfortably the space accommodates a full bedroom layout.

Soft textures, balanced proportions, and a neutral palette helped create a polished presentation that drew attention to the room's dimensions, natural light, and overall craftsmanship, allowing buyers to better appreciate the value of the finished home.

In the powder room, our approach focused on enhancing the existing finishes and demonstrating how even compact spaces can contribute to the home's overall presentation. Carefully selected décor, artwork, and accessories helped soften the room while drawing attention to its clean lines and functionality. These details create consistency throughout the home and reinforce the level of care and attention buyers expect to see in a completed product.

Congratulations to the builder, project team, and everyone involved in bringing this home from concept to completion. Successful sales like this demonstrate the value of carrying a project all the way through the final stage of presentation. We’re proud to help showcase the craftsmanship, investment, and attention to detail that go into every build, ensuring buyers can fully appreciate the finished product.

BEHIND THE SCENES

Expanding Our Capacity | Warehouse Move

As our inventory, project volume, and partnerships continue to grow, so has the need for a larger operational footprint. We recently relocated our warehouse to 22815 Glenn Dr, Suite 102 in Sterling, Virginia, creating additional space to support our expanding inventory and better serve builders, contractors, and developers throughout the region.

The new facility allows us to increase efficiency, support more projects simultaneously, and continue scaling alongside the professionals we work with every day. We're also building out a dedicated conference room that will soon be available for client meetings and project discussions.

We look forward to sharing more behind-the-scenes updates and giving you a closer look at the new space soon.

TRICKS OF THE TRADE

Spec Home Staging Checklist

Finish Strong Before Staging Begins

The most successful staging projects start with a home that is fully complete and ready for market. Before scheduling staging, we recommend ensuring all contractor punch list items have been completed, the property has undergone a thorough deep cleaning, and paint selections remain neutral throughout the home.

Neutral colors appeal to the broadest range of buyers and allow the home's architecture, finishes, and craftsmanship to take center stage. When a spec home is truly move-in ready before staging day, the installation process is more seamless, the final presentation is stronger, and buyers can focus on the quality of the build rather than unfinished details.

A little preparation beforehand goes a long way in maximizing the impact of your investment once the home hits the market.
