Adaptive Re-Use Retail Property

Basic terms :
  • $3.1 million cash-out refinance loan
  • 5.5% fixed rate on a 5-year term with 25-year amortization
  • Portfolio lender execution that Bison has closed multiple deals
  • Challenges: many lenders rejected this request due to need for cash-out, massive rent growth in market over last five years, and property owned primarily by an out of state family trust with a local, boots on the ground minority partner as guarantor

  • Gap Equity - $2.5 million funding on a to-be-built assisted living / memory care property in Utah (Bison will deliver a cost of capital at 1/2 to 1/3 of competing equity solutions)
  • Single Tenant Net Leased Properties - under application on 100% of cost financing for developer of single tenant properties
