SALES RESULTS FOR 2020
It has been another busy year at the Bluffs Communities during 2020 ending on a very positive note in both the median sales price for each development as well as the number of sales. A total of 138 Bluffs properties were sold in 2020 and out of the 138 transactions 68 buyers paid cash. Inventory remains extremely low, and sales prices have increased from 2019 to 2020. The average days on the market to sell for 2020 was 48 days compared to 51 days on the market in 2019. Below is the data comparing 2020 sales to 2019 sales for each of the Bluffs Communities.
The Ridge at the Bluffs: 28 homes sold in 2020 compared to 25 homes sold in 2019; sales prices ranged from $450,000 to $785,000 in 2020.
The River: 19 homes sold in 2020 compared to 21 homes sold in 2019; sales prices ranged from $500,000 to $810,000. Additionally, two homes on the Intracoastal sold; prices were $1,280,000 and $1,550,000.
The River North Townhouses: 14 sales in 2020 compared to 16 homes sold in 2019; sales prices ranged between $255,000 to $340,000 in 2020.
The Lakes at the Bluffs: 19 townhouses sold in 2020 compared to 23 townhouses sold in 2019; sales prices ranged between $252,500 to $362,500 in 2020.
Bluffs Marina: 34 units sold in 2020 compared to 29 units sold in 2019; sales prices ranged from $305,000 to $498,500 in 2020.
The Ocean South: 7 condos sold in 2020 compared to 11 units sold in 2019; sales prices ranged between $311,000 to $525,000 in 2020.
The Ocean North: 15 condos sold in 2020 compared to 3 condos sold in 2019; sales prices ranged between $270,000 to $560,000 in 2020.

As a buyer of real estate in Florida, there are several pitfalls that can affect the outcome of your purchase transaction. The top 4 snares that arise in my practice are:
1. Contract execution. It seems so simple, yet, we come across countless disputes regarding when a contract is signed, what needs to be initialed, what happens when the contract is signed but changes are made simultaneously, what happens if a party omits signing a disclosure, and what happens if changes are not initialed by the other party. While these issues may seem minor, they are often the basis for unwinding a transaction.
2. Contingencies. There are several contingencies that can be included in the contract, including financing, inspections, due diligence, attorney review, sale of existing home, etc. Some are straight forward; others are complex with several moving parts. Financing contingencies can have built in closing date extensions if the lender needs additional time. Know when to use a contingency to protect yourself and know your rights when a contingency exists.
3. Deadlines. One of the contract forms frequently used in many Florida real estate transactions is the "As Is" Residential Contract For Sale And Purchase approved by the Florida Association of Realtors and the Florida Bar. This contract contains numerous deadlines pertaining to things like deposits, financing, inspections, title evidence, title defects, and closing. A missed deadline could mean you are waiving certain rights, or worse, it could mean you are in breach of contract.
4. Inspections. The typical As Is Contract allows you to perform an inspection and cancel the contract for any reason within the inspection period. Other contracts contain an intricate procedure for dealing with inspections and repairs that include time lines for inspections and taking curative actions. Failure to follow the terms of your contract with regard to inspection time lines could mean that your inspection rights, curative rights, or rights to cancel the contract are waived.
These are just a few of the complexities that we regularly deal with in our residential real estate practice. When it comes to one of the largest investments a person can make, it is always recommended to have a real estate attorney on your side.
