WHATS SELLING AT THE BLUFFS-October 2023

BLUFFS YEAR TO DATE SALES RESULTS 


The Ridge at the Bluffs had 15 homes sold in the first three quarters of 2023 compared to 16 homes sold in the first three quarters of 2022. Sales prices ranged from $850,000 to $1,600,000. 


The River had 12 homes sold in the first three quarters of 2023 compared to 13 homes sold in the first three quarters of 2022. Sales prices ranged from $839,000 to $1,550,000 and two properties sold on the intracoastal for $1,800,000 & $2,500,000. 


The River North had 7 townhomes sold in the first three quarters of 2023, the same number as the first three quarters of 2022. Sale prices ranged from $406,000 to $465,000.


The Lakes at the Bluffs had 7 townhomes sold in the first three quarters of 2023 compared to 8 townhomes sold in the first three quarter of 2022. Sales prices ranged from $415,000 to $500,000.


The Marina at the Bluffs had 19 condos sold in the first three quarters of 2023 compared to 23 condos sold in the first three quarter of 2022. Sales prices ranged from $435,000 to $750,000.


The Ocean South had 5 condos sold in the first three quarters of 2023 compared to 10 condos sold in the first threee quarters of 2022. Sales prices ranged from $560,000 to $750,000.


The Ocean North had 2 condos sold in the first three quarters of 2023 compared to 4 condos sold in the first threee quarters of 2022. Sales prices ranged from $585,000 to $673,000.

Should I add my adult child to my deed to avoid probate in the event of my death?

 

People often include the names of their children on the deed to their home in an attempt to have the home pass on to their children without complication upon death. While this may sound like a good idea, the consequences of this “poor man’s will” could be disastrous.

 

Putting an adult child’s name on your deed as a “joint tenant with right of survivorship” means that during your lifetime, the child becomes a co-owner of the property. And unless there is language to the contrary, the child presumptively becomes a 50% owner of the property. As a co-owner, the child now has all the rights and responsibilities that come with ownership of the property, including the right to encumber the property and sell his or her half to a third party! If you want to remove your child from title during your lifetime and the child refuses to cooperate, you will have to seek redress from the courts in an action for partition. Partition is an expensive and sometimes complex legal proceeding that could force the sale of the property.

 

To avoid these potential snares, a deed in the form of a “life estate” can be prepared. The life estate deed allows the owner to control the property and remain in possession until death, and upon death the property will automatically transfer to the “remainderman,” which is a technical term for the child (or any other person) that you want title to pass to upon death.  

 

There are other methods of passing title to avoid probate like living trusts, and an estate planning lawyer should be consulted.
