I hope you are all enjoying your summer. Those of us in Gold Canyon are enjoying mild August temperatures.
Below, you will find the monthly Board Meeting Recap as well as other updates on the community's design review activity, meeting notice, and project updates.
As noted below, please be aware that there will be road work on Monday, August 19 with SMD lane closures to allow for the final utility adjustments. This will not affect owner ingress or egress but may result in detours through Club Village Drive. Please be cautious and drive responsibly while workers are present.

All guest and vendor access requests need to be handled through the ABDi and GateAccess.net platforms prior to August 26, 2024.
On that date, we will begin utilizing the new system exclusively. Any guests or vendors on "the old system" will not be visible to the guards.
Failing to populate your new guest list may result in your guests or vendors being denied access. As a refresher, the following is what should happen when a guest arrives at the gate:
- Guest pulls into the left/ guest lane and identifies the owner or residence they intend to visit. They should do this with a property address or the first and last name of an owner/ resident.
- The guests should identify themselves so the gate staff can check the guest list.
- If the guest is on the property's guest list (ABDi app), the gate staff will print a one-day pass and open the gate for the guest to enter.
- If the guest is not on the property's guest list, the gate staff will call the phone number listed in ABDi/ Gate Access to request one-time owner authorization.
- If the call is successful and access authorization is granted, your guest will receive a pass and be permitted to enter.
- If the call is not answered or the owner does not permit access, the guest will be turned away.

Thank you for your cooperation and patience over the past month as the Association and MR Tanner worked through Phase 2 of the road reconstruction. This project has gone very smoothly thanks in large part to your participation. While the bulk of this work is now complete, MR Tanner will be onsite again next week to perform the utility collar raising.
On Monday, August 19, northbound Superstition Mountain Drive (SMD) will be closed for utility adjustments. This will allow the concrete truck and skid loader to operate without interference or safety hazards.
This road closure will NOT affect ingress or egress to any of the villages located adjacent to SMD.
Through traffic will be routed through Club Village Drive as needed. Though the northbound utility adjustments are anticipated to be completed Monday, any work not completed may cause temporary disruptions the following morning.

With the reconstruction portion of our 2024 Roads Project now complete, there is some additional, less intensive maintenance remaining. This work is comprised of crack fill and seal coat on roads where the useful life can be extended for four years or more.
The remaining work this summer will take place in September in Pinyon, Sunset and First Water Villages. Detailed email communication will be distributed in the near future.

In addition to the various director reports on real estate, design review, finances, landscaping, security, and social activities, below is a snapshot of the actions taken by the Board of Directors during the July 29, 2024 BOD meeting. | |

- Reviewed and approved the preliminary May and June 2024 financials.
- Reviewed and approved funding the approved Putting Park conversion from reserves at a cost not to exceed $280,000.
- Appointed Kathy Braun as the chair of the LSC (Landscape Subcommittee)
- Reviewed a proposal for irrigation conversion and granite refresh in Prospector Village, and directed staff to obtain additional bids for consideration at a future Board Meeting.
- Reviewed several broken ornamental capstones near Wilderness Estates, and directed staff to complete an inventory of all stone caps to better understand the potential scope of the issue.
- Discussed fall meeting schedule and updated to the following dates:

- December 2, 2024
