Property Maintenance

At our May 14 board meeting, we announced a shift in our property maintenance approach that includes an emphasis on being proactive and helpful by providing assistance services for residents with property maintenance needs.

Recently, our new Property Maintenance Team, Ralph Whitney and Sherrie Novak, walked through our whole neighborhood and identified the most prevalent property maintenance issues to determine how to focus our efforts to provide assistance.

We noticed three main issues:

1.  Residual weeds in the yard from our rainy season (27 homes)

2.  Construction, landscape, and other items (such as brooms, tools, and soil) stored in the carport (7 homes)

3.  Trash bins stored in the carport (5 homes)

We are pleased to announce that our landscaping company, Ersland Touch Landscape LLC (www.erslandtouch.com), offers a weed cleanup service for $60.00. This service will manually remove weeds, rake, blow, and remove debris from your yard. If you are one of the 27 residents who still have weeds, please consider calling Anthony Moreno, General Mgr., at

(602) 329-6317.

We also ask that you remove trash bins and other items from your carport.

We will walk through the whole neighborhood again on June 22nd and will contact any residents who still have property maintenance issues.

Finally, we would like to ask you for recommendations on any proven service providers. We are generating a referral list of the “best-of-the-best” service providers who have worked on your home and other residents’ homes. Examples of services include an electrician, an exterminator, a handyman, house cleaning, junk removal, lawn care, painter, plumber, and tree trimming.

We all want our VM III neighborhood to shine! By maintaining our homes and yards, we increase our property values and create an environment in which we take great pride.

Please text or email us your “best-of-the-best” service provider(s). If you have any questions or concerns or need assistance, you can reach out to the contacts listed below.

Thanks!

Occupancy

Thanks for participating in the recent election that ended on May 14th. 70% of households (87 of 124) cast a vote.

The Occupancy item passed 54-32, so this is a good time to review our new policy.

Guest Policy

Guests are welcome in our homes. However, we kindly request that you define “guests” as individuals who are not permanent residents of your household. This includes family members, friends, and other visitors whom you know. Please ensure that your guests adhere to our community rules during their stay.

Rental and House Swapping Restrictions

Any home or room rentals — short-term, long-term, or other — are not permitted. House swapping is not permitted. Be aware that the City of Scottsdale helps us enforce these regulations. Let’s continue to foster a sense of neighborly trust and stability.

Thank you for your cooperation in making our community a wonderful place to live. If you have any questions or concerns, feel free to contact a board member. Their names can be found on the "About Us" page of VM III's webpage.

Karen Fleming, VM III President
