2023 4% LIHTC with Bond Gap Financing Developer Technical Assistance Session!
The OHFA Board approved the Agency’s 2023 4% Low-Income Housing Tax Credit (LIHTC) with Bond Gap Financing (BGF) Guidelines at its July meeting. These Guidelines serve as the Agency’s central process for allocating non-competitive 4% LIHTCs coupled with competitive—and very limited—gap financing. You can find the final Guidelines on OHFA's website.
Per the Program Calendar listed on page 5, OHFA will have application materials posted on the above-mentioned website no later than August 11th, including the Affordable Housing Finance Application (AHFA), among others. Pre-Application packages are due on August 24th and Proposal Applications are due September 28th.
Given changes that accompanied this year’s Guidelines, OHFA will be hosting a developer-focused virtual Technical Assistance Session at 9:30 AM Eastern Time on Thursday, August 17th. This session will center on some of the key items to keep in mind as you prepare an application for submission, including, but not limited to, the following:
- Pre-Application submission requirements such as the Site and Neighborhood Standards, Unit Comparability, etc.;
- Eligibility for National Housing Trust Fund (NHTF) resources;
- Developer fee standards;
- Calculating Discount to Market Rent
Please bring any questions you may have as you begin preparing applications! A link to the Microsoft Teams meeting is provided below:
