It feels like Spring! With temperatures this week in the 50s and 60s, the bike trails are busy, and dogs are enjoying their longer walks.
In this issue, we’re introducing a new series on an important topic – Building Code, Quality of Construction, and the Home Inspection. The purpose of this 4-part series is to help you, the buyers, set and maintain realistic expectations about the home they are purchasing. For many of you, buying a new home doesn’t happen every day or every year. We often have buyer clients purchasing a home at retirement for the first time in 10 years or more. For a few, it has been more like 30 or 40 years!
As usual, we have a few community updates, an article on how location can affect the home’s price, and a fun video with Bob Greason, REALTOR, on how he chose Delaware.

As you travel from western Sussex County toward the beaches, how much more will you spend on the same home, by the same builder, on a similar lot?
Based on location, the same house can cost as much as $75,000 or $100,000 more. Here’s why:

Building Code, Quality of Construction & Home Inspection – Part 1

Part 1. The Home Inspection Process
Part of the process of purchasing a home is the home inspection. The home inspection is for the benefit of the buyer, and it is a buyer expense. The purpose of the home inspection is to discover any defects in the home. The inspection will also allow the buyer to become familiar with all aspects of their new home and learn about items they will want to pay attention to in the future. I call it the “get acquainted with your home” portion of the inspection. These are not major defects that the seller will have to address, but they are things that may require maintenance or be nearing their end-of-life.
