We sold in liens

  • $2,852,448.18 in unpaid taxes
You can expect these numbers to keep falling as delinquent taxpayers pay their taxes before the sale.

Registration Information
  • Pre-registration begins 1 week prior to the sale
  • Registration opens at 7:45 a.m. Day of the sale
  • Deposits must be:
    • Cash
    • Certified Check
    • Bank Cashier's Check
    • Wired Funds (Must be wired day before sale)
  • Your deposit must cover your bid plus any premium
  • The exact spelling of the name you register with will become the name used on the tax lien certificate
  • To register you will need:
    • Name
    • Address for checks, correspondence
    • Social Security # or Tax ID #
    • Completed, signed IRS w-9 form

Maps! Maps! Maps!

Brooke in the Assessor's Office has been working hard on special tax lien maps for us.

  • 2 maps should be available by the time you get this email. Look for them on the website
  • The other 2 will be available Monday afternoon.
  • The reference numbers for properties on the maps are the account number without any leading R or 0's. So R0029045 will show up as 29045.
  • We will have the big, printed out maps on the walls the day of the tax lien sale too.
These maps are PDF files you you can download them and look at them with Adobe Acrobat.


What's all this about a premium?

  • Premiums are the amount you bid for the priviledge of paying taxes Boulder County was unable to collect
  • Premiums are non-refundable, and the money goes into the Boulder County General Fund
  • You risk the price of the premium when you buy a tax lien.
    • If the taxpayer shows up immediately, and pays off their taxes, you receive the amount of the taxes you paid, but you may not recover enough in interest to cover the cost of the premium.
    • On the other hand, if the taxpayer is a slowpoke, you make a nice 10% per year interest (.83% per month applied on the first day of each month).
    • If the taxpayer goes an entire year without paying the taxes, you may elect to pay the taxes on the second year, and collect the interest without having to pay a premium. This process is called an endorsement.

Endorsement notification
  • In July, the Treasurer's office will send you a notice of any certificates eligible for endorsement along with amounts.
  • This will include an endorsement fee of $5.
  • The endorsement fee is paid by the property owner when they redeem the property.
  • The interest rate for endorsements is the rate of your original lien.
