Greetings!
We’ve received a great deal of member feedback regarding Bright’s Days on Market (DOM) calculation. We understand that there is a disconnect between the current Bright system and the way that Realtors® in Northern Virginia are accustomed to updating statuses, and have shared your concerns with Bright.

This afternoon, Bright leadership shared the following with us about the decisions underlying DOM:

  • There is no industry standard on DOM calculations. Each MLS and each third party site uses a different methodology for counting. For the MLSs that came together to form Bright, we found that there were key differences in how each MLS calculated DOM, and attempted to use the best of each in determining a methodology for Bright.
 
  • The differences create confusion for consumers. Having a uniform methodology for DOM that works for agents and helps them support consumers is our objective.

  • The different ways that each of the various MLS systems used to calculate their DOM were carefully reviewed in order to determine how DOM would work in Bright.
  • After hearing feedback from subscribers, Bright is making some changes to the way the Days on Market was calculated on Contingent No KO and Contingent with KO listings in the previous MRIS market.

  • 529,442 active and historical listings with the former MRIS Contingent No KO status will be mapped to Pending. DOM will stop accumulating on the day of that status change and be updated historically.
  • 54,425 active and historical listings that were in MRIS that are Contingent with KO will be mapped to Active Under Contract and the DOM will continue to accrue.

  • These changes are being developed and tested now and are expected to be complete by early February.
 
Bright will share an update with subscribers next week on this issue. The question of how DOM will be handled moving forward in the Bright system is still under review. We're involved in those discussions and will provide more details as they become available.
