The VMLS and VBR Board just recently approved a rules change to the broadcast email rules, effective immediately.
 
Coming Soon is now an approved topic for the Real Estate email list. When a property has been entered into the MLS as Coming Soon, an email can be sent one time per week during the duration of the Coming Soon period.
 
An additional edit was made to the approved topic of "Need" as well. This new provision prohibits the solicitation of off-MLS or MLS-exempt listings. While not directly a violation of the clear cooperation policy, any responses to these emails could be construed as public advertising and put the listing agent in jeopardy of violating MLS rules unwittingly.

Broadcast Email Changes
Below is the updated list of approved topics for the Real Estate email list, changes are in red.

TOPIC
  • New Listing – Emails can be sent if active within the last 2 weeks.
  • Price Change – Emails can be sent if the price changed within the last 2 weeks.
  • Coming Soon – Emails can be sent 1 time per week during the Coming Soon Period. Emails must specify “No Showings until (the Start Showing Date).” Only listings entered in the MLS as Coming Soon may be promoted.
  • Need – Searching for a specific property. Solicitation of exempt listings, or requests for off-MLS listings, is prohibited. Can be sent 1x week
  • Incentive – Client incentives, credits, bonuses to purchase or to broker. Emails can only be sent 1 time per week.
  • Vacant – A property that is often rented or owner occupied and will be available to show. Emails can only be sent 1 time per week.
  • Back On The Market – The property was under contract, withdrawn or cancelled within the last 2 weeks. Email can only be sent 1 time per week for only 2 weeks.
  • New Media/Photos-Emails can be sent if there is new media (virtual tour/aerial videos) and/or new photos uploaded in the MLS. Any new media changes must be substantial in nature. New photos include seasonal photo change out. Emails can be sent 1 time per week for 2 weeks, of the new media/photos being uploaded to the Vail MLS.

Quick Reminders
Schedule Number and Parcel Number

  • A Parcel Number is a 12 digit number. This is important to accurately input in the MLS as it is response for pulling tax data and any field available for auto-population.
  • The Schedule number is seven digits that begin with R. Correctly entering the schedule number is essential for the listing history to be accurate

The VMLS Rules require accurate entry of both these fields.
HOA and Association information

The VMLS Requires entry of all association fees, billing cycle frequency and inclusion.

This includes HOA's, POA's, Metro Districts, Resort Fees, etc.

Failure to include any of these details can result in a fine!
