Hi Changemakers,
There's an undeniable buzz in Rochester's real estate and construction world, and it's electrifying! Witnessing projects transform from ideas to reality is a journey, sometimes long, but always rewarding. Seeing spaces come alive with people, purpose and progress fuels our city's growth and, hopefully, our own.
Just like the new Paychex Junior Achievement Discovery Center on Ridge Road. Watching this nonprofit I championed early in my career blossom into a space that seamlessly blends Rochester's entrepreneurial spirit with cutting-edge technology is pure joy. It's a testament to what happens when dreams take flight and we can't wait to share more [see below]!
With purpose and possibility,
Laura

US Ceiling Feature Project: Paychex Junior Achievement Discovery Center | |
US Ceiling is proud to have delivered interior construction solutions for the Paychex Junior Achievement [JA] Discovery Center, including metal stud framing, acoustic ceiling tiles [ACT], insulation, drywall and a unique ceiling feature guests see when they enter the main doors on the third floor.
Our team also created an interactive campaign exclusively for visiting students, titled "See yourself in the skilled trades," to help introduce construction as a viable career path.
On May 29, US Ceiling President Melissa James-Geska will participate as a distinguished panelist for JA's Young Women's Leadership Summit, a transformative learning and coaching experience planned for approximately 75 high school students from our region. Students will attend skill-building sessions led by local women experts and explore the many careers available, as presented by JA's employer sponsors in the Discovery Center. Sherry [Jackson] Dumont, US Ceiling vice president of marketing and communications, and I will also be on hand that day to serve as student mentors.
Contact rekha.kinsman@ja.org for more details on the JA Young Women's Leadership Summit.

US Ceiling is proud to be overseeing a transformative project with Friends of the GardenAerial! Together, we're revitalizing a historical 1890 brick building on Whitney Street in Rochester, N.Y.
"We are beyond excited to be partnering with US Ceiling in creating a sustainable headquarters for our program that will be permanently embedded in a community we've been able to call home since 2013," says Morgan Barry, director of Friends of the GardenAerial/Green Visions.
This meticulous renovation will breathe new life into the structure, transforming it into the heart of Greentopia's Urban Cut Flower Farm—a beacon of sustainability and opportunity for young people in our community.
Greentopia: Cultivating Flowers and Futures
Green Visions, the organization behind Greentopia, is fostering workforce development through a unique initiative: establishing, managing, and operating a commercial cut flower farm right in Rochester's urban center. Their approach is ingenious. They lease and eventually purchase vacant lots from Rochester's Operation Green program. These lots, once home to single-family residences that have been demolished, are reborn as vibrant growing spaces. Here, Greentopia cultivates a diverse array of beautiful cut flowers. These blooms are then harvested and transformed into stunning, custom-made bouquets. The finished products find their way to local Wegmans stores and the Rochester Public Market, while also being available for special events like weddings and galas.
US Ceiling: Building a Brighter Future
US Ceiling is committed to projects that give back to the community. We're honored to partner with Friends of the GardenAerial and Green Visions on this impactful initiative. The revitalized GardenAerial space will not only be a hub for urban agriculture, but also a center for job creation and environmental stewardship within the Rochester community.
| US Ceiling Hits a Project "Home Run" With Marketplace Senior Apartments | | |
Located at 1100 Miracle Mile Drive in Henrietta, N.Y., Marketplace Senior Apartments features 150 supportive housing units for seniors 55+.
US Ceiling had the opportunity to provide ACT, insulation and drywall services, completing our scopes of work under budget and months ahead of schedule.
"This project was a home run for us in terms of our streamlined operations and our people-focused, purpose-driven mission," says US Ceiling Project Manager Shawn Ryan. "Not only did Manny [our foreman], do an outstanding job running this initiative for us, we're also very excited to have played a role in delivering more affordable housing options for Rochester's senior community. Ensuring that seniors have access to safe, affordable housing is a critical component of creating age-friendly communities that support the dignity and well-being of older adults. And Marketplace Senior Apartments knocked it out of the park with this one."

| CoStar Insight: Navigating Multifamily's Peaks and Valleys | |
This CoStar article discusses the cyclic nature of commercial real estate pricing, focusing on multifamily properties, which have shown consistent growth trends, albeit with periods of volatility. It highlights the sensitivity of multifamily pricing to economic shifts, particularly in response to changes in unemployment rates and Treasury yields. Current trends suggest a potential 25% to 30% drawdown in multifamily prices, influenced by rising interest rates and demographic shifts, despite predictions of a future rebound in demand due to housing shortages.

Constructed in 1962, Midtown Plaza was not only a pioneering retail development, but also a significant feat in interior construction. It featured innovative design elements for its time, including a unique atrium-style layout and a sprawling glass roof that allowed natural light to flood the interior—a true marvel of mid-century architecture! US Ceiling played a major part during the building's renovations in 2015, successfully completing metal stud framing, insulation, drywall, firestopping and ACT for residential floors 4-16, followed by similar work, including linear metal ceilings for Bergmann Associates' office fit-out on the 2nd floor in 2016, which earned US Ceiling Executive Vice President Gary Black a ROBEX Craftsmanship Award in 2018.
